DESERT RIDGE COMMUNITY ASSOCIATION, an Arizona non-profit corporation; THE VILLAGES AT AVIANO CONDOMINIUM ASSOCIATION, an Arizona nonprofit corporation, Plaintiff(s),
vs.
TIFFANIE HAWKINS, an unmarried woman; SECRETARY OF HOUSING AND URBAN DEVELOPMENT, a governmental entity; THE UNKNOWN HEIRS AND DEVISEES OF TIFFANIE HAWKINS, IF DECEASED, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 19th day of June, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 11th day of December, 2024, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, above-named, as follows:
Amounts awarded in judgment, accruing interest at rate stated in judgment -- $49,637.88; Pre-judgment interest as to Desert Ridge Community Association -- $145.00; Pre-judgement interest as to The Villages at Aviano Condominium Association -- $958.75; 2025 assessment as to Desert Ridge Community Association -- $576.00; 2025 assessment as to The Villages at Aviano Condominium Association -- $4,959.00; Late charges charged on 2025 assessment installments as to Desert Ridge Community Association -- $15.00; Late charges charged on 2025 assessment installments as to The Villages at Aviano Condominium Association -- $60.00; Interest accrued on judgment through June 3, 2025 as to Desert Ridge Community Association -- $611.15; Interest accrued on judgment through June 3, 2025 as to The Villages at Aviano Condominium Association -- $1,765.79; Supplemental attorney fees and costs pending Court approval -- $2,706.12; Less credits or payments applied -- ($798.22); Total judgment balance as of June 3, 2025 -- $60,636.47.
As to Desert Ridge Community Association, interest will continue to accrue at the rate of $3.46 per diem from June 4, 2025, as to plus semi-annual late charges of $15.00 commencing July 2025. Additional assessments will accrue January 1, 2026, in an amount not less than $576.00, plus semi-annual late charges of $15.00.
As to The Villages at Aviano Condominium Association, interest will continue to accrue at the rate of $10.14 per diem from June 4, 2025, as to plus monthly late charges of $15.00 commencing June 2025. Additional assessments will accrue January 1, 2026, in an amount not less than $4,959.00, plus monthly late charges of $15.00, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Unit 1048, of THE VILLAGES AT AVIANO CONDOMINUM, according to Declaration of Condominium recorded in Document No. 2004-0990917 and amendments recorded in Document Nos. 2004-0990818, Document No. 2011 -0669739, Document No. 2014-0252194, Document No. 2016-0134226, Document No. 2017-0577797, Document No. 2016-0776541, Document No. 2016-0802050, Document No. 2017-0110918, Document No. 2017-0562352, and Document No. 2018-0098335 and according to the plat recorded in Book 699 of Maps, Page 49, records of Maricopa County, Arizona,
TOGETHER WITH the undivided interest in and to the Common Elements appurtenant to each/said unit as set forth in said Declaration and as shown on said plat,
EXCEPT all oil, gas, other hydrocarbon substances of a gaseous nature, coal, metals, minerals, fossils, fertilizers of every name and description together with all uranium, thorium, or any other material which is or may be determined to be peculiarly essential to the production of fissionable material, whether or not of commercial value.

NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 18th day of September, 2025, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
