NOTICE OF SALE UNDER POWER
Because of a default under the terms of the Security Deed executed by Gene Boyd and Bessie Boyd to Jim Walter Homes, Inc. dated February 5, 2002, and recorded in Deed Book 316, Page 192, as last modified in Deed Book 593, Page 494, Jefferson County Records, said Security Deed having been last sold, assigned, transferred and conveyed to U.S. Bank, N.A., as Trustee, successor in interest to Wachovia Bank, National Association, as Trustee, for Mid-State Trust XI, securing a Note in the original principal amount of $226,980.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, October 7, 2025, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit:

All that tract or parcel of land lying and being in the City of Louisville, 82nd GMD, Jefferson County, Georgia, containing 0.33 acre, and being shown as Lot 29 on plat of survey by Billy Flanders, Surveyor, dated September 24, 1997, and recorded in Deed Book 313, Page 236 Jefferson County Records. Said property fronts to the Northeast on First Street a distance of 93.61 feet, and is bounded now or formerly as follows: On the Southeast by property of Bessie Boyd; on the Southwest by property of City of Louisville; on the Northwest by other property of Ambros Powell; and on the Northeast by First Street. Reference is made to said recorded plat for a fuller and more particular description.

Said property fronts to the Northeast a distance of 93.61 feet on First Street and is bounded now or formerly as follows: On the Southeast by oxidation Pond Road; on the Southwest by property of the City of Louisville; on the Northwest by other property of Ambros Powell; and on the Northeast by First Street. Reference is made to said recorded plat for & fuller and more particular description.
DERIVATION: AMBROS POWELL TO BESSIE BOYD, DEED DATED 07/17/1995 AND RECORDED 07/17/1995 IN DEED BOOK 218, PAGE 290-291 RECORDS OF JEFFERSON COUNTY, GEORGIA CLERK'S OFFICE.
Said property is known as 514 First Street, Louisville, GA 30434, together with all fixtures and personal property attached to and constituting a part of said property, if any.
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
The proceeds of said sale will be applied to the payment of said indebtedness and all expenses of said sale as provided in said Deed, and the balance, if any, will be distributed as provided by law.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the secured creditor.
