NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 01/10/2006, EVA NELL GUSTAVIS, A WIDOW executed a promissory note payable to the order of BNC MORTGAGE, INC., A DELAWARE CORPORATION, as Lender.
WHEREAS, the aforesaid promissory note was secured by a Deed of Trust dated 01/10/2006, executed by EVA NELL GUSTAVIS, A WIDOW and being recorded on 03/13/2006 in Book 6447, Page 623 under Instrument No. 1014148 of the records of the Hinds County, State of Mississippi; and which aforesaid Instrument conveys to VINH PHAM, Trustee and to BNC MORTGAGE, INC., A DELAWARE CORPORATION, as Lender, Mortgage Electronic Registration Systems, Inc., as Beneficiary, the hereinafter described property; and
WHEREAS, JPMORGAN CHASE BANK, NATIONAL ASSOCIATION., as Beneficiary assigned said Deed of Trust to U.S. BANK NATIONAL ASSOCIATION, as Trustee for Structured Asset Investment Loan Trust Mortgage Pass-Through Certificates, Series 2006-2, via an instrument filed of record on September 3, 2014 and in Book 7165 and Page 8806 and in Instrument No. 1456050 in the office of the Clerk of the Hinds County, State of Mississippi; and
WHEREAS, U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE FOR STRUCTURED ASSET INVESTMENT LOAN TRUST MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2006-2, appointed WESTERN PROGRESSIVE - MISSISSIPPI, INC., as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 07/15/2025 and record on 08/12/2025 in Book 7324 and Page 4050 and in Instrument No. 1911956 of the records of the Hinds County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc., the Substituted Trustee in said Deed of Trust will on 09/19/2025, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash At North Front Door, Hinds County Courthouse (1st Judicial District), 407 East Pascagoula Street, Jackson, MS 39201, the following described property located and situated in Hinds County, Mississippi, to wit:
THE FOLLOWING DESCRIBED LAND AND PROPERTY LOCATED IN HINDS COUNTY, MISSISSIPPI, TO WIT: LOT 234, HANGING MOSS OF TRAILWOOD, PART 5, A SUBDIVISION ACCORDING TO THE MAP OF PLAT THEREOF, WHICH IS OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HINDS COUNTY, JACKSON, MISSISSIPPI, IN PLAT BOOK 27 AT PAGE 10, REFERENCE TO WHICH MAP OR PLAT IS HEREBY MADE IN AID OF THIS DESCRIPTION.

As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc., will convey only such title as is vested in it under said Deed of Trust.
