SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, 1/18/2007, Charles E Baker, an unmarried man executed a certain deed of trust to Recon Trust Company, N.A.,Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Countrywide Home Loans, Inc., its successors and assigns which deed of trust is of record in the office of the 1st District of the Chancery Clerk's office of Hinds County, State of Mississippi in Book 6630 Page 658 and recorded on 1/22/2007; and
WHEREAS, Vylla Solutions, LLC has heretofore been substituted as Trustee by instrument dated 5/22/2025 and recorded in Book 7322 Page 4701 the aforesaid 1st District of the Chancery Clerk's office; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Vylla Solutions, LLC, as Substituted trustee of Carrington Mortgage Services, LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, Vylla Solutions, LLC, Substituted Trustee in said deed of trust, will on 10/30/2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 A.M. and 4:00 P.M.), North Front Door of the Hinds County Courthouse (1st Judicial District), 407 East Pascagoula Street, Jackson, MS 39201 to the highest and best bidder for cash or certified funds the following described property situated in Hinds County, State of Mississippi, to-wit:
Being part of Lot 14, Breckenridge Subdivision according to a plat on file in the office of the Chancery Clerk at Jackson, Hinds County, Mississippi in Plat Book 30 at Page 50 and being more particularly described by metes and bounds as follows:
Commencing at the Southwest corner of said Lot 14 and run North 00 degrees 28 minutes East along the West line of said Lot 14 for a distance of 43.9 feet to the point of beginning; thence continue North 00 degrees 28 minutes East along the said West line for a distance of 44.3 feet to the Northwest corner of said Lot 14; thence run South 00 degrees 28 minutes West along the North line of said Lot 14 for a distance of 120.0 feet to the Northeast corner of Lot 14; thence run South 00 degrees 28 minutes along the West right of way line of Rosemont Street for a distance of 44.7 feet; thence leaving said right of way line run North 89 degrees 03 minutes West along the center of a party wall and a projection thereof for a distance of 120.0 feet to the point of beginning.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
