FREEDOM MORTGAGE CORPORATION, is the Plaintiff, and ALEX PANDIANI, ET ALS., are Defendants, writ of execution for the sale of mortgaged premises dated 07/18/2025.
By virtue of the above stated Writ, to me directed and delivered, I will expose to sale at public vendue on WEDNESDAY, the 1ST DAY of OCTOBER A.D. 2025, at the hour of one thirty o' clock by the then prevailing (Standard or Daylight Saving) time, in the afternoon of the said day, at the Heldrich Hotel, 10 Livingston Ave, New Brunswick, N.J. 08901.
Property to be sold is located in the TOWNSHIP OF PISCATAWAY, County of MIDDLESEX, State of New Jersey.
Premises commonly known as: 1121 KERWIN STREET, PISCATAWAY, NJ 08854
Being Known as: Lot 50.01, Block 1818 on the official Tax Map of the TOWNSHIP OF PISCATAWAY.
Dimensions: 75FT. x 100FT.
Nearest Cross Street: CUMBERLAND RD.
Plaintiffs good faith estimate of its upset price is: $481,533.61.
The occupancy status of the property is: OCCUPIED BY UNKNOWN
The Sheriff hereby reserves the right to adjourn this sale without further notice by publication.
*Subject to any unpaid taxes, municipal liens or other charges, and any such taxes, charges, liens, insurance premiums or other advances made by Plaintiff prior to this sale. All interested parties are to conduct and rely upon their own independent investigation to ascertain whether or not any outstanding interests remain of record and/or have priority over the lien being foreclosed and, if so, the current amount due thereon.
If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee's attorney.
2025 SECOND HALF TAXES WILL INCREASE TO REFLECT CHANGE IN ASSESSED VALUE AND/OR AN ADDED/OMITTED ASSESSMENT MAY BE PENDING DEPENDENT ON EFFECTIVE DATE OF NEW ASSESSMENT
SURPLUS MONEY: If after the sale and satisfaction of the mortgage debt, including costs and expenses, there remains any surplus money, the money will be deposited into the Superior Court Trust Fund and any person claiming the surplus, or any part thereof, may file a motion pursuant to Court Rules 4:64-3 and 4:57-2 stating the nature and extent of that person's claim and asking for an order directing payment of the surplus money. The Sheriff or other person conducting the sale will have information regarding the surplus, if any.
The approximate amount of the upset to be satisfied by said sale is the sum of FOUR HUNDRED FORTY SIX THOUSAND FOUR HUNDRED THIRTY TWO DOLLARS AND FOUR CENTS ($446,432.04) dollars more or less, plus interest together with the costs of this sale. THE UPSET AMOUNT MAY BE SUBJECT TO FURTHER ORDERS OF ADDITIONAL SUMS.
The subscriber reserves the right to adjourn said sale from time to time subject only to such limitations or restrictions upon the exercise of such power as may be specially provided by law or rules of the Court. Sold subject to conditions of sale.
Successful bidder must pay 20% of bid in cash (up to $1,000.00), certified check or official bank check at close of sale and the balance in two weeks.
