NOTICE OF PUBLIC HEARING
LAND USE BOARD
TOWNSHIP OF MANSFIELD (PORT MURRAY),
COUNTY OF WARREN, STATE OF NEW JERSEY
PLEASE TAKE NOTICE THAT Michael Bollard (Applicant), has applied to the Land Use Board of the Township of Mansfield (Port Murray), for preliminary and major site plan and bulk variance approval for improvements to an existing single-family home, including a proposed pool and garage overhang and a proposed detached garage and site improvements for auto repair business for Block 1510, Lot 4, located at 781 State Route 57 in the Township of Mansfield (Port Murray), County of Warren and State of New Jersey. The project is located in the Business (B-2) Zoning District where the existing and proposed residential use is prohibited and/or nonconforming.
The Applicant seeks approval for the following variances:
Bulk Variance for accessory building rear yard setback to the proposed residential garage overhang of 21.4 feet is proposed, while 25 feet is required.
Use variance pursuant to N.J.S.A. 40:55D-70(d)(2) is proposed due to the expansion of the preexisting nonconforming residential structure, since residential uses are no longer permitted in the zone.
The Applicant reserves the right to request approval for any additional variances or design waivers deemed necessary by the Board or its professionals before or during the public hearing.
This application is now on the Board's calendar for a public hearing on Monday, September 15, 2025 at 7:30 p.m. in the Mansfield Township (Port Murray) Municipal Building, 100 Port Murray Road, Port Murray, New Jersey 07865, at which time you may appear either in person, by agent, or attorney and present any comments which you may have to the granting of this application. A copy of the application and documents relating to this application are on file in the Office of the Land Use Board at the Mansfield Township (Port Murray) Municipal Building and are available for inspection during regular business hours.
