Default having been made in the payment of the indebtedness secured by that certain mortgage dated December 23, 2024, executed by OP2 PROPERTY HOLDINGS LLC, A WYOMING LIMITED LIABILITY COMPANY, to CV3 FINANCIAL SERVICES, LLC A DELAWARE LIMITED LIABILITY COMPANY, which
mortgage was recorded on January 31, 2025, in REAL Book 06249, Page 678 Instrument Number 32014738582, of the mortgage records in the Office of the Judge of Probate of Montgomery County, Alabama and which mortgage was duly transferred and assigned to MSRMLT 2025-DSC1, notice is hereby given that pursuant to law and the power of sale contained in said mortgage, the undersigned will sell at public outcry, to the highest bidder for cash, in front of the Main entrance to the Montgomery County Courthouse (Phelps-Price Justice Center) at Montgomery, Alabama during the legal hours of sale on September 24, 2025, the following described real estate, situated in Montgomery County, Alabama, to-wit:
Lot 6, in Block 3, according to the map of Lakeview Heights Plat No. 1, as recorded in the Office of the Judge of Probate of Montgomery County, Alabama, in Plat Book 15, at Page 49.
This sale is made for the purpose of paying the indebtedness secured by said mortgage as well as expenses of foreclosure. This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the office of the Judge of Probate of the County where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to condition, title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
