Planning Board Case No. 2025-13
In accordance with the provisions of MGL Chapter 40A, Section 11, the Quincy Planning Board will hold a public hearing on Wednesday, September 17, 2025 at or after 6:00 PM, in the 1st Floor Boards and Commissions Room, Old Town Hall, 1305 Hancock Street, Quincy, MA, on the application of MCRT Investments, LLC 84 State Street, Ste 920, Boston MA 02190, for Site Plan Review under Quincy Zoning Ordinance Title 17, Section 9.5.1 (Site Plan Review) and a Special Permit under Section 5.1.17 (Parking Waiver). The Applicant proposes the removal of the one-story commercial storefront building 16 Old Colony Avenue and, in its place the construction of a new eight (8) story, three hundred twenty one (321) unit multifamily residential building inclusive of three levels of structured parking for three hundred twenty two (322) vehicles. The proposal will also include structured exterior and amenity space for the residents along with professionally designed drainage controls and landscaping. The property contains 86,752+/- square feet of land and is located within a portion of 42 Beale Street, a portion of Pitts Avenue, & 16 Old Colony Avenue. The subject property is located within a Business C Zoning District and shown on Assessors Maps 5092-38-B9; 5091-10-121; 5091-28-128.
