NOTICE OF PUBLIC HEARING
PROPOSED ZONING ORDINANCE TEXT AMENDMENTS AND
SHORELAND DISTRICT MAP AMENDMENT
NOTICE IS HEREBY GIVEN of a Public Hearing to be held before the City Plan Commission on Wednesday, September 24, 2025 at 3:30 P.M., or as soon thereafter as can be heard, in Common Council Chambers, 6th Floor, City Hall, 100 North Appleton Street, on the following text and map amendments to Chapter 23 of the Municipal Code:
Create Article XI. Shoreland-Wetland Zoning District Regulations, regulating uses and developments that may occur in wetlands of 5 acres or more which are located within 1,000 feet of the ordinary high-water mark of navigable lakes, ponds and flowages, or 300 feet of the ordinary high-water mark of navigable rivers or streams or to the landward side of floodplain, whichever is larger. The proposed shoreland-wetland regulations govern the type of uses allowed in wetlands near rivers and lakes with some activities requiring a permit from the City. Activities such as dredging, filling, draining, excavating, constructing of buildings are generally prohibited for shoreland-wetland areas.
Amend Article XIX. Shoreland Zoning, delete text language located in Section 23-752 (b)(2) and
(3) related to the reference "Probable Non Navigable Stream" and associated text.
Amend Shoreland Zoning and the City of Appleton Official Shoreland District Map pursuant to Article XIX. Shoreland Zoning, Section 23-755 (a)(1), adding wetland boundaries of 5 acres or more within the corporate limits of the City of Appleton and delete text language related to the reference "Probable Non Navigable Stream" and Shoreland Boundaries based upon recent navigable water data.
All persons interested are invited to attend this meeting and will be given an opportunity to be heard. You may also address the Plan Commission by letter at the address below. The Plan Commission makes a recommendation to the Common Council who makes the final decision on the matter.
A copy of the proposed draft text and map amendments to Chapter 23 of the Zoning Ordinance is available in the Appleton Community Development Department or the Office of the City Clerk from 8:00 a.m. until 4:30 p.m., Monday through Friday.
