By virtue and in execution of the Power of Sale contained in a certain mortgage given by Ruth Khederian and Raymond J. Ouimet to Wells Fargo Bank, N.A., and now held by Wilmington Savings Fund Society, FSB, acting not in its individual capacity but solely as trustee of NCP SSNS I TRUST, said mortgage dated February 11, 2005 and filed in the Barnstable County Registry District of the Land Court as Document No.: 994452 and noted on Certificate of Title No.: 144137,said mortgage was assigned from Wells Fargo Bank, N.A. to The Secretary of Housing and Urban Development by assignment dated December 3, 2013 and filed with Barnstable County Registry District of the Land Court as Document No.: 1237909 and noted on Certificate of Title No.: 144137; said mortgage was assigned from Secretary of Housing and Urban Development to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely as Trustee of NCP SSNS I Trust by assignment dated March 8, 2022 and filed with Barnstable County Registry District of the Land Court as Document No.: 1456173 and noted on Certificate of Title No.: 144137; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on October 2, 2025 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:

So much of said land as is included within the limits of the Travelled Way approximately shown on said plan is subject to the rights of all persons lawfully entitled thereto in and over the same.

And it is further certified that said land is under the operation and provisions of Chapter 185 of the General Laws, and that the title of said owner(s) to said land is registered under said Chapter, subject, however, to any of the encumbrances mentioned in Section forty-six of said Chapter, which may be subsisting.

FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser.
