By virtue and in execution of the Power of Sale contained in a certain mortgage given by June E. Bettencourt and Quincy E. Custer to Foundation Financial Group, and now held by Deutsche Bank National Trust Company, as Indenture Trustee, for New Century Home Equity Loan Trust 2006-1, said mortgage dated February 23, 2006 and recorded in the Barnstable County Registry of Deeds in Book 20803, Page 28, said mortgage was assigned from Foundation Financial Group to Deutsche Bank National Trust Company, as Indenture Trustee, for New Century Home Equity Loan Trust 2006-1 by assignment dated December 30, 2010 and recorded with said Registry of Deeds in Book 25398, Page 263; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on October 2, 2025 at 11:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:

THE LAND TOGETHER WITH THE BUILDINGS THEREON, SITUATED ON THE NORTH SIDE OF STEVENS STREET, IN THE VILLAGE OF HYANNIS, BEING LOT 20 AS SHOWN ON A PLAN ENTITLED "JAMES MURPHY DEVELOPMENT IN HYANNIS, SCALE ONE INCH=30 FEET, WILLIAM E. HATCH, CIVIL ENGINEER, DULY RECORDED IN THE BARNSTABLE COUNTY REGISTRY OF DEEDS, MORE PARTICULARLY BOUNDED AND DESCRIBED AS FOLLOWS:
ON THE NORTH BY LOT 19 AS SHOWN ON SAID PLAN, 150 FEET; ON THE EAST BY LAND NOW OR FORMERLY OF JOHN ORMSBY AND WALTER SANFORD, 60.6 FEET; ON THE SOUTH BY LOTS 1 AND 2 AS SHOWN ON SAID PLAN, 150 FEET; AND ON THE WEST BY MURPHY WAY, SO-CALLED, 60.6 FEET; TOGETHER WITH A RIGHT OF WAY IN, OVER AND UPON SAID MURPHY WAY TO AND FROM STEVENS STREET AS SHOWN ON SAID PLAN.
Being the same property conveyed from June E. Bettencourt to June E. Bettencourt and Quincey E. Custer by a Deed, Dated 1/17/2005, recorded in Book 19470, Page 190, recorded on 1/25/2005, in the Registry of Deeds of Barnstable County, Massachusetts.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
