By virtue and in execution of the Power of Sale contained in a certain mortgage given by Paul Q. Amadon and Rosemary A. Amadon to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for loanDepot.com, LLC, and now held by Freedom Mortgage Corporation, said mortgage dated April 16, 2020 and recorded in the Bristol County (Southern District) Registry of Deeds in Book 13191, Page 1, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for loanDepot.com, LLC to Freedom Mortgage Corporation by assignment dated January 17, 2025 and recorded with said Registry of Deeds in Book 15204, Page 34; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on October 2, 2025 at 01:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land, with any buildings thereon, in New Bedford, Bristol County, Commonwealth of Massachusetts, bounded and described as follows:
BEGINNING at the northwest corner of the land herein described at a point in the southerly line of Cottonwood Road and at the northeast corner of Lot #52, as shown on plan of land hereinafter mentioned;
thence EASTERLY in line of said Cottonwood Road, seventy-five (75) feet to Lot #56, as shown on said plan;
thence SOUTHERLY in line of last-named lot, one hundred (100) feet to Lot #55, as shown on said plan;
thence WESTERLY in line of last-named lot and Lot #53, as shown on said plan, seventy-five (75) feet to said Lot #52; and
thence NORTHERLY in line of last named lot, one hundred (100) feet to the said southerly line of Cottonwood Road and the point of beginning.

Being shown as Lot #54 on a plan of land showing subdivision of land at "Briarwood", Walter E. Rowley & Associates, dated May 17, 1968 and filed in the Bristol County S.D. Registry of Deeds in Plan Book 77, Page 41.
Subject to Protective Covenants dated September 17, 1968 and recorded in said Registry of Deeds in Book 1571, Page 1179, as amended by an instrument dated January 10, 1969 and recorded in the Registry of Deeds in Book 1578, Page 225.

Meaning and intending to describe the same premises conveyed by deed dated 9/30/1991 and Recorded 9/30/1991 with Bristol South County Registry of Deeds in Book 2700, Page 343.

FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser.
