The Scituate Zoning Board of Appeals will hold a hybrid public hearing in the Select Board’s Hearing Room in the Scituate Town Hall located at 600 Chief Justice Cushing Highway and also be accessible via Zoom on Thursday, September 18, 2025 at 7:00PM to consider the following request:
William & Ann Farrell. 35 Brunswick St., Scituate, MA 02066. The applicant requests approval of a Special Permit for a raze and rebuild of a Single Family House on a pre-existing non-conforming lot that will increase the total gross floor area by more than 20% from the existing dwelling. The property is located at 35 Brunswick Street in the Residence R-3 Zoning District. The property is shown on Assessors Map 72 Block 4 Lot 14 and consists of approximately 5,600 square feet. The lot is described in Land Court Certificate #134059, and shown as lots 74B & 76B on Land Court Plan #5280 U, dated August 19, 1947, and recorded with Plymouth County Registry of Deeds. The existing lot is pre-existing non-conforming in required lot area, required lot frontage and required lot width. Both the existing and proposed dwelling meet all of the required horizontal and vertical setback requirements.
