MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by CJB Holdings, LLC to Eco-Green Holdings, Inc., dated August 1, 2022 and recorded in Bristol County (Northern District) Registry of Deeds in Book 28026, Page 199 (the “Mortgage”) of which mortgage Eco-Green Holdings, Inc. is the present holder, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 33 School Street, Rehoboth, MA 02769 will be sold at a Public Auction at 3:00 PM on September 26, 2025, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
That certain lot of land with all the buildings and improvements thereon, situated at 33 School Street in the Town of Rehoboth, County of Bristol, Commonwealth of Massachusetts, shown on Rehoboth Assessor's Map 27, Lot 11, bounded and described as follows:
Beginning at a point in the southeasterly line of School Street, so-called, at a corner of a stone wall, said point being the northwesterly corner of land now or formerly belonging to Lucius R. Mansfield, also being the southwesterly corner of the parcel herein described;
Thence South 57° 50' East along a stone wall and bounded southwesterly by said Mansfield land 436 feet, more or less, to land now or formerly belonging to Frank H. Morton at a corner of a stone wall;
Thence North 40° 35' East along a stone wall and bounded southeasterly by the said Horton land 241 feet, more or less, to land belonging now or formerly to Dorothy H. Hunt at an iron pipe set in the ground at a corner;
Thence North 56° 50' West bounded northeasterly by said Hunt land 420 feet, more or less, to a point in the southeasterly line of said School Street and at an iron pipe set in the ground;
Thence southeasterly by School Street 81 feet, more or less, to an angle in the wall;
Thence continuing southeasterly by School Street 160 feet, more or less, to said land now or formerly belonging to the said Lucius R. Mansfield, the point of beginning.

The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $10,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee. The description for the premises contained in said mortgage shall control in the event of a typographical error in this publication.
