By virtue and in execution of the Power of Sale contained in a certain mortgage given by Patricia A. Sherman to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Genworth Financial Home Equity Access, Inc., and now held by Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as Owner Trustee for Cascade Funding Mortgage Trust HB4, said mortgage dated August 1, 2012 and recorded in the Norfolk County Registry of Deeds in Book 30278, Page 155, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Genworth Financial Home Equity Access Inc to Reverse Mortgage Solutions, Inc. by assignment dated September 5, 2018 and recorded with said Registry of Deeds in Book 36284, Page 598; said mortgage was assigned from Reverse Mortgage Solutions, Inc. to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely as owner Trustee for Cascade Funding Mortgage Trust HB4 by assignment dated July 29, 2021 and recorded with said Registry of Deeds in Book 39761, Page 563; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on October 6, 2025 at 09:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land with the buildings thereon, situated on Prospect Avenue, Quincy, Norfolk County, Massachusetts, called Wollaston, being part of Lot 14, Block 2 Sec. 2 of Land of Wollaston Land Associates, shown on plan drawn by D. Granger & Son, end of Book 402, bounded and described as follows:
NORTHEASTERLY on Prospect Avenue, sixty-two and 1/2 (62 1/2) feet;
SOUTHEASTERLY on Lot 13 in Block, one hundred fifty (150) feet;
SOUTHWESTERLY on Lot 3 in Block, sixty-two and 1/2 (62 1/2) feet;
NORTHWESTERLY on remaining part of Lot 14, one hundred fifty (150) feet;
Said premises are conveyed subject to restrictions of record, if any, insofar as in force and applicable.
For chain of title see Deed from Alfred O. Helfrich, Jr. and Florence H. Helfrich to Clyde E. Sherman and Patricia A. Sherman dated August 14, 1968 and recorded with the Norfolk County Registry of Deeds on August 15, 1968 in Book 4534, Page 262.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
