NOTICE OF MORTGAGE FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain Commercial Mortgage, Security Agreement and Assignment of Leases and Rents dated September 15, 2023, granted by SLM 100, LLC, an Alabama limited liability company (“Mortgagor”) in favor of Cadence Bank, a Mississippi state chartered bank (the “Mortgagee”), as recorded in the Office of the Judge of Probate of Tuscaloosa County, Alabama (the “Recording Office”) on March 11, 2024, in Mortgage Book 2024, Page 12287 (the “Original Mortgage”), as modified by that certain Partial Satisfaction of Recorded Mortgage dated December 9, 2024, executed by Mortgagee and recorded in the Recording Office on December 19, 2024, in Mortgage Book 2024, Page 12426 (the “Partial Release 1”), as further modified by that certain Partial Satisfaction of Recorded Mortgage dated December 9, 2024, executed by Mortgagee and recorded in the Recording Office on December 19, 2024, in Mortgage Book 2024, Page 12427 (the “Partial Release 2”), as further modified by that certain Scrivener’s Affidavit dated July 11, 2025, made by Clark Zinsmeister, as affiant, and recorded in the Recording Office on July 14, 2025, in Mortgage Book 2025, Page 47892 (the “Scrivener’s Affidavit” and, the Original Mortgage as modified by the Partial Release 1, the Partial Release 2, and the Scrivener’s Affidavit, the “Mortgage”), please take notice that Mortgagee, the owner of said Mortgage and the indebtedness secured thereby, under and by virtue of the power of sale contained in said Mortgage, will sell by public outcry to the highest bidder for cash in front of the main entrance of the Tuscaloosa County, Alabama courthouse, located at 714 Greensboro Ave., Tuscaloosa, Alabama 35401 on the 30th day of September, 2025, between the hours 12:00 p.m. and 1:00 p.m. (Central), the following described real estate (the “Real Estate”) situated in Tuscaloosa County, Alabama, to wit:
PARCEL I:
An acreage tract situated in the Northeast ¼ of the Northwest ¼ of Section 30, Township 20 South, Range 5 West, Tuscaloosa County, Alabama and being more particularly described as follows:
Commence at a 3 inch capped pipe found at the Northeast corner of said ¼ - ¼ section; said point being the Northwest corner of a billboard sign parcel; thence run South 51 degrees 56 minutes 39 seconds West along the Southerly line of said billboard sign parcel for 195.73 feet to the point of beginning; thence continue South 51 degrees 56 minutes 39 seconds West along the last stated course for 867.80 feet to a point; thence run North 0 degrees 00 minutes 00 seconds East for 524.30 feet to a point on the Westerly right of way line of the access road for The Cove of Woodstock (unrecorded), said point being 50 feet from the centerline radius point of a cul-de-sac in said access road as measured along the extended centerline (North 89 degrees 44 minutes 48 seconds West) of said access road and being at the beginning of a curve to the right, said curve having a central angle of 62 degrees 10 minutes 55 seconds, a radius of 50.00 feet, a chord distance of 52.02 feet and a chord bearing of North 31 degrees 05 minutes 37 seconds East; thence run along the arc of said curve and said right of way line for 54.26 feet to the end of said curve and to a point of reverse curve to the left, said curve having
a central angle of 62 degrees 10 minutes 55 seconds, a radius of 25.00 feet, a chord of 25.82 feet and a chord bearing of North 31 degrees 20 minutes 39 seconds East; thence run along the arc of said curve and along said right of way line for 27.13 feet to the end of said curve; thence at tangent to said curve, run North 00 degrees 15 minutes 12 seconds East along said Westerly right of way line for 20.74 feet to the beginning of a curve to the left, said curve having a central angle of 12 degrees 17 minutes 52 seconds, a radius of 225.00 feet, a chord of 48.20 feet and a chord bearing of North 05 degrees 53 minutes 44 seconds West; thence run along the arc of said curve and along said right of way line for 48.29 feet to a point on the North line of said ¼ - ¼ section; thence run South 89 degrees 44 minutes 48 seconds East along said ¼ - ¼ line for 622.19 feet to a point at the Northwest corner of said billboard sign parcel, said point being 178.82 feet from said 3 inch capped pipe corner of said ¼ - ¼ line; thence run South 11 degrees 56 minutes 54 seconds East along said billboard sign parcel West line for 111.56 feet to the point of beginning.

Beneficial rights, if any, that constitute an interest in real estate under that certain Access Easement Agreement by and between WLH 100, LLC, an Alabama limited liability company and SLM 100, LLC, an Alabama limited liability company, dated September 15, 2023, filed September 22, 2023, and recorded in Deed Book 2023, Page 21951, in the Probate Office of Tuscaloosa County, Alabama.

This sale is made for the purpose of paying the indebtedness secured by the Mortgage and all expenses incident to this sale, including reasonable attorneys’ fees.
The Real Estate will be sold on an “AS IS, WHERE IS” basis, subject to all easements, encumbrances, and exceptions contained in the Mortgage and those contained in the records of the Recording Office as of the date of the recordation of the Original Mortgage. The Real Estate will be sold without warranty or recourse, express or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
Payment terms for the sale of the Real Estate is cash or cashier’s check (United States dollars in immediately available funds) made payable to Mortgagee and delivered to Mortgagee on the date of the public sale. The Mortgagee reserves the right to bid for and purchase the Real Estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the Mortgage, as provided by the terms of the Mortgage.
