Please take note that on Monday, August 4, 2025 at 11:00 am at the premises located at 81 Ocean State Drive, North Kingstown RI 02852, the real property and improvements and person property described in the Leasehold Mortgage Agreement identified below (the "Mortgage"), will be sold by public auction by RI-DBL, LLC as holder of the Mortgage, mortgagee and secured creditor (the "Mortgage"), by virtue of the Power of Sale contained in the Mortgage, which sale shall include, but not limited to, the Land, Improvements and Person Property and Fixtures all as defined and described in the Mortgage, subject to all prior encumbrances, prior to liens and such other matters of record that may constitute valid encumbrances or liens, the conditions of the Mortgage having been broken, and the Mortgage having been made and executed by Clean Water Ventures Inc. as mortgagor in favor of RI-DBL-LLC, dated July 27, 2023 and recorded with the Town of North Kingstown Land Evidence Records in Book 3585 at Page 1.
Terms of Sale: A deposit of Twenty-Five Thousand Dollars ($25,000.00) paid by cash, certified check or bank check shall be required to be delivered to the Mortgagee and/or its duly authorized agent at the time and place of the sale in order bid, and the required deposit shall be increased to Ten Percent (10%) of the successful bid and delivered to the Mortgagee and/or its authorized agent no later than seven (7) days after the sale and before any closing on the sale. The successful bidder shall also be required to execute a memorandum of sale and/or purchase agreement as may be required by the Mortgagee immediately after the close of bidding.
