NOTICE OF PUBLIC HEARING
RACCOON TOWNSHIP ZONING HEARING BOARD
The Raccoon Township Zoning Hearing Board will conduct a public hearing on Wednesday, September 24, 2025, at 5:00 P.M. at the Raccoon Township Municipal Building, located at 1234 State Route 18 Aliquippa, Pennsylvania 15001. The purpose of the hearing is to take testimony in consideration of the application made by Glen M. and Cathy J. Metz for a variance request related to the construction of an addition (living space) onto a single-family dwelling that exists as a nonconforming building. The subject property is located at 147 Kennedy Road Hookstown, Pennsylvania 15050, further identified as Tax Parcel #75-192-0107.000. Section 185-15 of the Raccoon Township Zoning Code Chapter 185 requires a minimum front setback of thirty-five feet (35’) for single-family dwellings in the A-1 (Agricultural) Zoning District. The existing front setback for the dwelling in question is noncompliant with this requirement and, further, the addition proposes to extend this noncompliant setback along the right-of-way line in violation of Section 185-61 of the same code. Therefore, the applicant is seeking relief from the area and yard requirements in this Zoning District to allow for the existing dimensional nonconformity to be extended through the construction of the addition.
