NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 502 Oak Street, Unit 12, Brockton, MA 02301
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Jade Dusaban and Lisa Johnson to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Mortgage Research Center LLC dba Veterans United Home Loans, and now held by PennyMac Loan Services, LLC, said mortgage dated November 19, 2021 and recorded in the Plymouth County Registry of Deeds in Book 56047, Page 121, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans to PennyMac Loan Services, LLC by assignment dated April 21, 2025 and recorded with said Registry of Deeds in Book 59874, Page 64; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on October 9, 2025 at 03:00 PM Local Time upon the premises, directly in front of the building in which the unit is located, all and singular the premises described in said mortgage, to wit:
That certain Condominium known as Chateaux Westgate, Unit 12, 502 Oak Street, created by Master Deed dated July 30, 1981 and recorded on August 4, 1981, with the Plymouth County Registry of Deeds in Book 5035, Page 75, as amended in accordance with the provision of Massachusetts General Laws Chapter 183A.
The Unit contains an area of 755 square feet, more or less, and laid out as shown on a plan attached to Unit Deed recorded with said Plymouth County Registry of Deeds in Book 5333, page 389, which is a copy of a portion of the plans filed with the Master Deed and to which is affixed a verified statement in the form of the Massachusetts General Laws, Chapter 183A, Section 9.
The Unit is conveyed together with a .349% percentage interest in (a) common areas and facilities of the Condominium, as described in the Master Deed, and (b) in the Chateaux Westgate Condominium Trust, recorded on August 4, 1981, said Registry of Deeds in Book 5035, Page 107.
The Grantee acquires the Unit with the benefit of, and subject to, the provisions of M.G.L Chapter 183A, relating to Condominiums, as that statute is written as of the date hereof, the Master Deed and Condominium Trust referred to above any By-Law and Rules and Regulations from time to time adopted thereunder, and all matters of record stated or referred to in the Master Deed as completely as if each were fully set forth herein.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated November 9, 2021 and recorded in the Plymouth County Registry of Deeds in Book 56047, Page 118.
Said Unit will be conveyed together with an undivided percentage interest in the Common Elements of said Condominium appurtenant to said Unit and together with all rights, easements, covenants and agreements as contained and referred to in the Declaration of Condominium, as amended.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
