By virtue and in execution of the Power of Sale contained in a certain mortgage given by Michael L Grant and Kristina R Ward to Ameriquest Mortgage Company, and now held by Wilmington Savings Fund Society, FSB, d/b/a Christiana Trust as Trustee for PNPMS Trust II, said mortgage dated August 23, 2007 and recorded in the Plymouth County Registry of Deeds in Book 35039, Page 328, said mortgage was assigned from Ameriquest Mortgage Company to Ameriquest Funding II REO Subsidiary LLC by assignment dated January 31, 2012 and recorded with said Registry of Deeds in Book 41148, Page 202; said mortgage was assigned from Ameriquest Funding II REO Subsidiary LLC to Anson Street LLC by assignment dated January 31, 2012 and recorded with said Registry of Deeds in Book 41148, Page 203; said mortgage was assigned from Anson Street LLC to Wilmington Savings Fund Society, FSB, d/b/a Christiana Trust as Trustee for PNPMS Trust II by assignment dated October 30, 2020 and recorded with said Registry of Deeds in Book 53978, Page 257; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on October 9, 2025 at 02:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land with any buildings thereon, located in Middleborough, Plymouth County, Massachusetts, bounded and described as follows:
BEGINNING at an iron pipe in the easterly line of the South Main Street, said pipe being 99 feet distant from the intersecting sideline of the South Main Street and the northerly line of East Grove Street;
Thence South 38° 30' East to an iron pipe set in the side line of land now or formerly of S.R. Hardy 177.9 feet;
Thence South 51° West by last named land 66.4 feet to the said northerly line of East Grove Street;
Thence 48° 30' West in said northerly line of East Grove St 182.8 feet to the said easterly line of South Main Street
Thence northeasterly therein 99 feet to the point of BEGINNING
Being the same premises conveyed by deed recorded 9/4/2007 in book 35039 page 325 in the Plymouth County Registry of Deeds
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
