Under and by virtue of the Power of Sale contained in a Security Deed from Higher Realm Homes L.P., a Georgie limited Partnership to PBG Wealth LLC, a Wyoming limited liability company & Horizon Trust FBOPaul Brennescholtz Trad IRA, dated May 9, 2024, recorded in Deed Book 1926, Page 2603, Richmond County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of $170,000.00, with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Richmond County, Georgia, within the legal hours of sale on the first Tuesday in October, 2025, the following described property:
All that lot or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, being shown and designated as Lot 12, Block A, Central Avenue Subdivision No. 2, on a plat recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia, in Realty Book 11-N, Page 64. Reference being made to said plat for a more complete and accurate description of the metes, bounds and location of said property.
Said property conveyed subject to any applicable easements, restrictions, covenants and rights-of-way of record in aforesaid Clerk’s Office.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, and all matters of record superior to the Security Deed first set out above.
