NOTICE OF SALE UNDER POWER
GEORGIA, COLUMBIA COUNTY
Under and by virtue of the power of sale contained in a Deed to Secure Debt from Kelly M. Phillips to O. Franklin Askin, Jr., PC, A Professional Corporation, dated September 24, 2018, recorded in Deed Book 11678, Pages 124-129, Columbia County, Georgia records. Said Deed to Secure Debt having been given to secure a note dated September 24, 2018, in the original principal sum of One Hundred Forty Thousand and 00/100 ($140,000.00) Dollars with interest from date at the rate stated in said note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door at Columbia County, Georgia within the legal hours of sale on the first Tuesday in October, 2025, the property described in said Deed to Secure Debt, to wit:
ALL that lot or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Columbia, and being known and designated as Building 3, Unit A, Parcel 5, Phase II, Crown Point Subdivision, as shown upon a plat thereof recorded in the Office of the Clerk of the Superior Court for Columbia County, Georgia in PC-A, Slide 186 #4; reference being made to said plat for a more complete and accurate description as to the metes, bounds, and location of said property. Property is also conveyed subject to any restrictions and easements of record. Map/Parcel ID 081C-050. Property is commonly known as 622 Crown Point Drive, Martinez, Georgia 30907.
The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, the non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including legal fees.
This sale will be held subject to all unpaid taxes, assessments, and restrictions of record, if any, transfer tax and all state and county taxes.
Said property will be sold as the property of Kelly M. Phillips, the property to the best information, knowledge, and belief of the undersigned, being presently in the possession of Kelly M. Phillips, and the proceeds of said sale will be applied to the payment of said indebtedness and all the expenses of said sale, including attorney’s fees, all as provided in said deed, and the balance, if any, will be distributed as provided by law.
Terms of the sale are to be cash, purchaser paying for papers, revenue stamps, and all state and county taxes.
