OF INVITATION FOR BIDS
FOR AGRICULTURAL PASTURE LEASE
Notice is hereby given by the Board of Education of the Madison County School District that sealed bids will be received by said Board until 9:00 o’clock A.M. on the 26th day of September, 2025, in the Office of the Superintendent of Education of the Madison County School District, at 476 Highland Colony Parkway, Ridgeland, MS 39157, for agricultural pasture leases on the following described Sixteenth Section Public School Trust Lands situated in Madison County, Mississippi, to wit:
A certain parcel of land being situated in the NW1/4 of NE1/4 and NE1/4 of NE1/4 of Section 16, Township 8 North, Range 1 West, Madison County, Mississippi, and being more particularly described as follows:
Commence at an existing 1” pipe marking the Northwest corner of the NE1/4 of said Section 16, Township 8 North, Range 1 West and run thence South for a distance of 481.32 feet to a point; run thence East for a distance of 535.78 feet to an existing ½” iron pin at a fence corner marking the POINT OF BEGINNING of the parcel of land herein described; from said POINT OF BEGINNING, run thence North 88 degrees 46 minutes 08 seconds East for a distance of 630.63 feet to a set ½” iron pin at a fence corner; run thence South 88 degrees 27 minutes 35 seconds East for a distance of 396.43 feet to a set ½” iron pin; run thence South 89 degrees 01 minutes 36 seconds East for a distance of 235.09 feet to a set ½” iron pin at a fence corner; run thence South 88 degrees 19 minutes 07 seconds East for a distance of 212.26 feet to a set ½” iron pin at a fence corner; run thence South 00 degrees 10 minutes 31 seconds East for a distance of 719.91 feet to a set ½” iron pin at a fence corner; run thence South 88 degrees 38 minutes 26 seconds West for a distance of 1,461.82 feet to a set iron pin at a fence corner; run thence North 00 degrees 34 minutes 23 seconds West for a distance of 432.68 feet to a set ½” iron pin in a fence line; run thence North 01 degrees 37 minutes 18 seconds West for a distance of 284.76 feet to an existing ½” iron pin at a fence corner being the Northeast corner of the Gresham Cemetery property; run thence North 03 degrees 05 minutes 31 seconds West for a distance of 44.68 feet to the POINT OF BEGINNING, containing 25.21 acres, more or less.

That certain 1.010 acre parcel of land located in the NE1/4 of the NE1/4 of Section 16, Township 8 North, Range 1 West, Madison County, Town of Flora, Mississippi and being more particularly described as follows:
Commence at an existing iron pipe marking the Northwest corner of the NE1/4 of Section 16, Township 8 North, Range 1 West, Madison County, Mississippi and run thence along the North line of said NE1/4 North 89 degrees 59 minutes East 1,568.0 feet; thence run South 73.4 feet to a point on the South right-of-way of Mississippi Highway 22; thence, following said South right-of-way, run South 89 degrees 57 minutes 35 seconds East 215.19 feet; thence, following said South right-of-way, run South 89 degrees 32 minutes 35 seconds East 217.00 feet; thence, following said South right-of-way run South 89 degrees 24 minutes 19 seconds East 250.00 feet to the POINT OF BEGINNING of the following described parcel; continue thence, following said South right-of-way, South 89 degrees 24 minutes 19 second East 60.06 feet; thence, leaving said South right-of-way, run South 01 degrees 40 minutes 12 seconds East 404.33 feet to the point of curvature of a curve having a radius of 230.00 feet and a central angle of 92 degrees 27 minutes 45 seconds; run thence, following said right-of-way, along said curve to the right for an arc distance of 371.16 feet (chord bearing and distance: South 44 degrees 33 minutes 41 seconds West 332.18 feet); thence North 89 degrees 12 minutes 27 seconds West 80.63 feet; thence run North 00 degrees 10 minutes 31 seconds West 60.01 feet; thence run South 89 degrees 12 minutes 27 seconds East 81.64 feet to the point of curvature of a curve having a radius of 170.00 feet and a central angle of 92 degrees 27 minutes 45 seconds; run thence, following said right-of-way, along said curve to the left for an arc distance of 274.34 feet (chord bearing and distance: North 44 degrees 33 minutes 40 seconds East 245.53 feet); thence run North 01 degrees 40 minutes 12 seconds West 406.70 feet to the POINT OF BEGINNING.
Total acreage being 26.22 acres, more or less (hereinafter referred to as Leased premises).
There is a minimum bid of $45.00 per acre for a total annual rental of $1179.90 per year. All bids must be submitted on our bid form.
The leases shall be for terms of five (5) years beginning January 1, 2025. The form of the lease has been prescribed by the Board of Education and is now on file in the Office of the Superintendent of Education, and interested parties may inspect the same during regular office hours.
Bid proposal forms may be obtained from the Office of the Superintendent of Education. Bids shall be submitted for the entire parcel. Only the annual rental shall be subject to bid. A certified check in the amount of ten percent (10%) of the annual rental should be included with the bid when submitted. Bids shall be submitted in sealed envelopes, addressed to the Board of Education of the Madison County School District and plainly marked on the outside of the envelope “BID FOR AGRICULTURAL PASTURE LEASE on approximately 26.22 acres in Section 16, Township 8 North, Range 1 West.”
The Board of Education of the Madison County School District will meet at the Madison County School District Central Office at 476 Highland Colony Parkway, Ridgeland, MS 3957, on the 29th day of September, 2025 at 5:00 o’clock P.M. and sealed bids received pursuant to this public notice will then and there be opened and read aloud. All bidders are advised that an auction may be held among those who submitted sealed bids. The auction may be held at the meeting at which the sealed bids are opened or at a subsequent regular or special meeting. Notice of the time and the place of the auction will be announced at the meeting at which sealed bids are opened. All bidders are advised to be present at the opening of the sealed bids, either in person or through a duly authorized representative, to protect their rights to participate in an auction. Any bidder who is not present or represented at the meeting at which the bids are opened may loose the opportunity to participate in an auction.
The Board of Education of the Madison County School District reserves the right to reject any and all bids submitted.
The aforesaid land is being offered for lease under the provisions of Section 29-3-81 of the Mississippi Code Annotated (1972) as amended. Published by order of the Board of Education of the Madison County School District.
