By virtue and in execution of the Power of Sale contained in a certain mortgage given by Mark Askren and Pauline Monast to Mortgage Electronic Registration Systems, Inc. ("MERS"), as mortgagee, as nominee for Stearns Lending, LLC its successors and assigns and now held by Lakeview Loan Servicing, LLC., said mortgage dated June 27, 2018, and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 9540, Page 233, as affected by an Assignment of Mortgage dated May 17, 2019, and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 09786, Page 208, as affected by a Loan Modification Agreement dated July 10, 2020, and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 10220, Page 201, as affected by a Loan Modification Agreement dated May 23, 2022, and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 11041, Page 168, of which mortgage the undersigned is the present holder, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on October 14, 2025 at 11:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
