SAFEGUARD CREDIT COUNSELING SERVICES INC., is the Plaintiff, and LEONA H. FASANO, ET ALS., are Defendants, writ of execution for the sale of mortgaged premises dated 07/29/2025.

Approximate Upset Amount: $400,000.00 + any commissions assigned by the Sheriff. *Note this upset price is subject to increase as of the date of the sale and you will need to contact the sheriff or plaintiff's counsel for the upset as it exists on the date of sale. This upset amount may also be subject to further Orders of Additional Sums.

SURPLUS MONEY: If after the sale and satisfaction of the mortgage debt, including costs and expenses, there remains any surplus money, the money will be deposited into the Superior Court Trust Fund and any person claiming the surplus, or any part thereof, may file a motion pursuant to Court Rules 4:64-3 and 4:57-2 stating the nature and extent of that person's claim and asking for an order directing payment of the surplus money. The Sheriff or other person conducting the sale will have information regarding the surplus, if any.
The approximate amount of the upset to be satisfied by said sale is the sum of FOUR HUNDRED THOUSAND SEVEN HUNDRED THIRTY TWO DOLLARS AND EIGHTY FIVE CENTS ($400,732.85) dollars more or less, plus interest together with the costs of this sale. THE UPSET AMOUNT MAY BE SUBJECT TO FURTHER ORDERS OF ADDITIONAL SUMS.
The subscriber reserves the right to adjourn said sale from time to time subject only to such limitations or restrictions upon the exercise of such power as may be specially provided by law or rules of the Court. Sold subject to conditions of sale.
Successful bidder must pay 20% of bid in cash (up to $1,000.00), certified check or official bank check at close of sale and the balance in two weeks.
