NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Richard A. Gramazio, Jr. to Mortgage Electronic Registration Systems, Inc. as nominee for WMC Mortgage Corp. dated September 26, 2006, recorded at the Plymouth County Registry of Deeds in Book 33418, Page 13 as affected by a Loan Modification Agreement dated March 13, 2012 and recorded at Book 41158, Page 166; said mortgage was then assigned to JPMorgan Chase Bank, NA by virtue of an assignment dated March 21, 2012, and recorded in Book 41158, Page 164; said mortgage was then assigned to U.S. Bank National Association, as Trustee for J.P. Morgan Mortgage Acquisition Trust 2006-WMCA4, Asset Backed Pass-Through Certificates, Series 2006-WMC4 by virtue of an assignment dated April 6, 2013, and recorded in Book 42920, Page 152; said mortgage was then assigned to U.S. Bank Trust Company, National Association, as Trustee, as successor-in-interest to U.S. Bank National Association, as trustee, on behalf of the holders of the J.P. Morgan Mortgage Acquisition Trust 2006-WMC4 Asset Backed Pass-Through Certificates, Series 2006-WMC4 by virtue of an assignment dated August 26, 2024, and recorded in Book 59281, Page 81; of which mortgage the undersigned is the present holder for breach of conditions of said mortgage and for the purpose of foreclosing the same will be sold at PUBLIC AUCTION at 11:00 AM on October 15, 2025, on the mortgaged premises. This property has the address of 67 Ithica Road, Brockton, MA 02301. The entire mortgaged premises, all and singular, the premises as described in said mortgage:
A certain parcel of land with the building thereon situated in Brockton, Plymouth County, Massachusetts, bounded and described as follows:
That certain parcel of land, with the buildings and other improvements thereon, having at present a street address of 67 Ithica Road, Brockton, Massachusetts, bounded and described as follows:
A certain parcel of land with the buildings and improvements thereon situated on Ithica Road in Brockton, Plymouth County, Massachusetts known and being shown as Lot
l 077 on a Plan entitled “Southfield Section I Brockton, Mass., Developed by:
Braintree Homes, Inc. June 15, 1961, Bradford Saivetz and Associates, Inc., Consulting Civil Engineers, duly recorded with the Plymouth County Registry of Deeds, Plan Book 12, Page 465, to which plan reference is hereby made for a more particular description and containing 22,000 square feet of land, more or less, according to said plan.
The granted premises are conveyed together with fee and soil of the ways shown on the plan showing the granted premises which is referred to in the description thereof: to the center line of said ways, insofar as the same adjoin the granted premises.
The above described premises are conveyed subject to and with the benefit of, as the case may be, all rights, easements, covenants, restrictions, agreements, conditions, encumbrances and other matters of record appertaining thereto, if any, insofar as the same may now be in force and app1icable.
Under and subject to any existing covenants, easement<;, encroachments, conditions, restrictions, and agreements affecting the property.

Subject to and with the benefit of easements, reservation, restrictions, and taking of record, if any, insofar as the same are now in force and applicable. In the event of any typographical error set forth herein in the legal description of the premises, the description as set forth and contained in the mortgage shall control by reference. Together with all the improvements now or hereafter erected on the property and all easements, rights, appurtenances, rents, royalties, mineral, oil and gas rights and profits, water rights and stock and all fixtures now or hereafter a part of the property. All replacements and additions shall also be covered by this sale.
Terms of Sale: Said premises will be sold subject to any and all unpaid taxes and assessments, tax sales, tax titles and other municipal liens and water or sewer liens and State or County transfer fees, if any there are, and TEN THOUSAND DOLLARS ($10,000.00) in cashier's or certified check will be required to be paid by the purchaser at the time and place of the sale as a deposit and the balance in cashier's or certified check will be due in thirty (30) days, at the offices of Doonan, Graves & Longoria, LLC (“DG&L”), time being of the essence.
