NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
Premises: 89 Green Hill Parkway, Worcester, Massachusetts
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Dennis J. Ford to Mortgage Electronic Registration Systems, Inc. ("MERS"), as mortgagee, as nominee for Lakeview Loan Servicing, LLC, its successors and assigns and now held by Lakeview Loan Servicing, LLC., said mortgage dated November 5, 2016, and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 56354, Page 62, as affected by an Assignment of Mortgage dated January 29, 2019, and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 60044, Page 12, of which mortgage the undersigned is the present holder, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on October 15, 2025 at 11:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in said Worcester, with the buildings thereon, situated on the northerly side of Greenhill Parkway, bounded and described as follows:
Beginning at a point in the northerly line of Greenhill Parkway, at the southeasterly corner of land now or formerly of one Howe;
Thence northerly by said Howe land, one hundred twenty-five (125) feet to land now or formerly of the Paine heirs;
Thence easterly by land now or formerly of said Paine heirs, sixty-one (61) feet to a stone monument set in the ground on the westerly line of Windsor Street;
Thence southerly by the westerly line of Windsor Street, one hundred twenty-five and seven tenths (125.7) feet to a stone monument on the northerly side of Greenhill Parkway;
Thence westerly by said northerly tine of Greenhill Parkway fifty-seven (57) feet to the place of beginning:
Containing 7,375 square feet of land more or less.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
TEN THOUSAND ($10,000.00) Dollars of the purchase price must be paid by a certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid by a certified check, bank treasurer's or cashier's check within forty-five (45) days after the date of sale.
