Steven J. Tankanow, Trustee of the Oxford Realty Trust has applied to the Planning Board seeking a Special Per-mit in the CCOD to allow a mixed-use development with a residential component (Article IX, Section 5.B) under the requirements of the City of Worcester Zoning Ordinance. Presently loca-ted at 333 Shrewsbury Street is a ±77,168 SF multi-tenant two-story structure used for retail, warehousing, health clubs, office, etc. The subject property is located in the MG-2.0 (Manufacturing, General) zone and wi-thin the Commercial Corridors Overlay District – Shrewsbury Street (CCOD-S) and USOD (Union Station Sign Overlay District) dis-tricts. The applicant seeks to convert ±14,000SF of the building into a midwifery/ birthing center or clinic (Ar-ticle IV, Section 2, Table 4.1, General Use #11) and ±2,550SF into two dwelling units, and conduct associated site improvements (PB-2025-070).
A public hearing on the ap-plication will be held on Wednesday, October 1, 2025, at 5:30PM in the Levi Lincoln Chamber, 3rd floor of the City Hall, 455 Main Street, Worcester, MA.
