WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated 09/23/2023, and the Deed of Trust of even date securing the same, recorded 09/29/2023, in 23010418 BK/PG: T2234/1024-1032, in Office of the Register of Deeds for Madison County, Tennessee, executed by Timothy A. Brooks, conveying certain property therein described to Stewart Title Company as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for Button Finance, Inc., its successors and assigns and the undersigned, The Sayer Law Group, P.C., having been appointed Successor Trustee to Stewart Title Company, as trustee for current beneficiary MCLP Asset Company, Inc..
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of The Sayer Law Group, P.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee to Stewart Title Company, as trustee for MCLP Asset Company, Inc., will, on 10/29/2025 at or about 10:00 AM, at the Madison County Courthouse, 100 East Main Street, Jackson, TN, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. Being the same property conveyed to Timothy A. Brooks by Warranty Deed from Charles G. Thrasher and wife, Pamela Thrasher, by and through her attorney-in-fact, Charles G. Thraser pursuant to Power of Attorney as recorded in Trust Deed 2005 Page 1298 in the Register's Office of Madison County, Tennessee, dated August 21, 2015, recorded on August 24, 2015 as Book D730, Page 530.
