NOTICE OF SALE
Notice is hereby given on this 17th day of September, 2025, that Northeast Bank, a Maine state chartered bank, as Mortgagee ("Mortgagee"), has elected to use the Power of Sale pursuant to Title 46 O.S. § 40, et seq., against River Reign Designs, LLC, an Oklahoma limited liability company, as Mortgagor ("Mortgagor").
Mortgagee hereby states that the following breaches and/or defaults occurred under the Mortgage from Mortgagor in favor of Mortgagee dated as of November 10, 2023, filed on December 1, 2023, and recorded in Book 1215 at Page 1 in the records of the County Clerk of Washington County, Oklahoma (the "Mortgage"), covering real property, together with all fixtures, improvements, and personal property as more particularly described therein (collectively, the "Mortgaged Property"):
Mortgagor's failure to repay the loan secured by the Mortgage on a timely basis;
Mortgagor's failure to pay ad valorem real property taxes on the Mortgaged Property for the year 2024.
Mortgagee has elected to sell the Mortgaged Property pursuant to the Power of Sale remedy provided for in the Mortgage.
Sale of the Mortgaged Property will take place at 12:00 noon on the 3rd day of November, 2025, at the Mortgaged Property, which has a street address of 120 NE Debell Avenue, Bartlesville, Oklahoma 74006.
The legal description of the Mortgaged Property is as follows:
Lots Seventeen (17) and Eighteen (18), Block Seven (7), Tuxedo Park Addition, Bartlesville, Washington County, Oklahoma.
There is no warranty relating to title, possession, quiet enjoyment or the like in this disposition.
Mortgagor is advised that it has the right to redeem the Mortgaged Property from this Power of Sale foreclosure by paying all principal, interest, and other sums secured by the Mortgage to Mortgagee prior to the execution and delivery of a Deed conveying the Mortgaged Property at the closing of the Sale pursuant to Title 46 O.S. § 47.
This Notice of Sale hereby constitutes notice to the following persons, as well as to their unknown successors, claiming an interest in the Mortgaged Property that the Mortgaged Property will be sold subject to their interests unless they elect to join the exercise of the Power of Sale:

This Notice of Sale hereby constitutes notice to the following persons, as well as to their unknown successors, claiming an interest in the Mortgaged Property that Mortgagee claims an interest superior to the claims of such persons and that their interests may be subject to being terminated by the Sale described in this Notice of Sale unless they take appropriate legal action:

IF THE MORTGAGE IS ON THE HOMESTEAD OF THE MORTGAGOR, THE MORTGAGED PROPERTY SHALL BE SOLD PURSUANT TO A POWER OF SALE WITHOUT JUDICIAL FORECLOSURE UNLESS, AT LEAST TEN (10) DAYS BEFORE THE MORTGAGED PROPERTY IS TO BE SOLD UNDER A POWER OF SALE, THE MORTGAGOR SENDS WRITTEN NOTICE BY CERTIFIED MAIL TO THE MORTGAGEE IN CARE OF ITS ATTORNEYS AT THE ADDRESS SET FORTH BELOW STATING THAT THE PROPERTY INVOLVED IS THE MORTGAGOR'S HOMESTEAD AND THAT JUDICAL FORECLOSURE IS ELECTED, AND FILES OF RECORD SUCH NOTICE, WHICH CONTAINS A LEGAL DESCRIPTION OF THE PROPERTY WITH THE COUNTY CLERK OF THE COUNTY WHERE THE PROPERTY IS SITUATED.
IF THE MORTGAGED PROPERTY IS SOLD PURSUANT TO A POWER OF SALE, THE MORTGAGOR MAY AVOID A DEFICIENCY JUDGMENT BY SENDING A WRITTEN NOTICE BY CERTIFIED MAIL TO THE MORTGAGEE AT LEAST TEN (10) DAYS BEFORE THE MORTGAGED PROPERTY IS TO BE SOLD UNDER THE POWER OF SALE, THAT STATES THAT THE PROPERTY INVOLVED IS THE MORTGAGOR'S HOMESTEAD AND THAT THE MORTGAGOR ELECTS AGAINST THE DEFICIENCY JUDGMENT.
THIS NOTICE OF SALE CONTAINS IMPORTANT INFORMATION INVOLVING THE PROPERTY OF THE PERSON RECEIVING THE SAME AND SUCH PERSON MAY WANT TO SEEK LEGAL ADVICE.
