By virtue and in execution of the Power of Sale contained in a certain mortgage given by Joseph Ferraro, Jr. to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Pacific Union Financial, LLC, and now held by U.S. Bank National Association, not in its individual capacity but solely as legal title trustee for RMTP Trust, Series 2021 Cottage-TT-V, said mortgage dated December 14, 2018 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 59827, Page 184, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Pacific Union Financial, LLC to RoundPoint Mortgage Servicing Corporation by assignment dated December 10, 2019 and recorded with said Registry of Deeds in Book 61593, Page 348; said mortgage was assigned from RoundPoint Mortgage Servicing Corporation to Freedom Mortgage Corporation by assignment dated October 20, 2020 and recorded with said Registry of Deeds in Book 63575, Page 83; said mortgage was assigned from Freedom Mortgage Corporation to U.S Bank National Association, not in its individual capacity but solely as legal title Trustee for RMTP Trust Series 2021 Cottage-TT-V by assignment dated June 13, 2022 and recorded with said Registry of Deeds in Book 68192, Page 23; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on October 16, 2025 at 01:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in Worcester, Worcester County, Massachusetts on the easterly side of Sherbrook Avenue in said Worcester, being Lot 509 on a "Plan of Building Lots owned by J.J. Coburn" Allen & Reed, C. Es. dated 1873 and recorded with Worcester District Registry of Deeds, in Book 909 at Page 654, bounded and described as follows:
Beginning at a point in the easterly line of Sherbrook Avenue at the northwesterly corner of the premises at land of one Wright;
Thence easterly 150 feet;
Thence southerly 60 feet;
Thence westerly 150 feet to said easterly line of Sherbrook Avenue;
Thence northerly along said easterly line of Sherbrook Avenue 60 feet to the point of beginning.

Title to the above described property conveyed to Linda T. Curran, Individually from Mary I. Belliveau by Quitclaim Deed - Recorded Land dated May 7, 2009 and recorded January 24, 2018 in Book 58355, Page 344 or Instrument No. 2018 00007551.
And also being the same premises conveyed to Joseph Ferraro Jr. by deed from Linda T. Curran to be recorded herewith.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated December 7, 2018 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 59827, Page 182.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
