NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 17 Karal Drive, Framingham, MA 01701
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Daniel Suarez Pimentel and Jeanett Said Willis to Citizens Bank, N.A., and now held by Citizens Bank, N.A., said mortgage dated December 2, 2022 and recorded in the Middlesex County (Southern District) Registry of Deeds in Book 81085, Page 431, as affected by a Default Judgment dated July 14, 2025 and recorded in said Registry in Book 84435, Page 238, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on October 16, 2025 at 12:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land with buildings thereon, situated in Framingham, Middlesex County, Massachusetts, on the northerly side of Karal Drive, and being shown as Lot No. 117 on the plan hereinafter referred to, bounded and described as follows:
Southerly by Karal Drive on two lines measuring seventy-five and 06/100 (75.06) feet and nineteen and 84/100 (19.84) feet, respectively,
Easterly by Lot No 118 as shown on said Plan, one hundred forty-nine and 57/100 (149.57) feet,
Northerly by an unnumbered lot as shown on said plan on two lines measuring twenty-two and 41/100
(22.41) feet and seventy-six and 77/100 (76.77) feet, and
Westerly by Lot No. 116 as shown on said Plan, one hundred forty-five and 74/100 (145.74) feet
Containing 14,300 square feet of land.
All of said boundaries are shown on a plan entitled Revised Plan of Old Connecticut Path Park, Framingham, Mass, October 11, 1954, R.J. Schultz, Surveyor recorded with Middlesex South District Registry of Deeds at the end of Book 8355.
Together with the right to use all streets and ways as shown on said Plan for all purposes for which streets and ways are commonly used in the town of Framingham, in common with all others lawfully entitled thereto.
I hereby release any and all rights of homestead which I may have in and to the premises, and certify under pains and penalties of perjury that there are no other persons entitled to claim homestead rights in said property.
This being the same property conveyed to Daniel Suarez Pimentel and Jeanett Said-Willis, as husband and wife, tenants by the entirety, by deed from Adrianne N. Lee-Ross, A/K/A Adrianne Ross, individually, dated 05/17/2017 and recorded on 05/22/2017 in Book 69315, Page 246, in the Middlesex County Recorder's Office.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated May 17, 2017 and recorded in the Middlesex County (Southern District) Registry of Deeds in Book 69315, Page 246.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
