By virtue of and in obedience to a directed to me by the Honorable ASCENSION 23RD JUDICIAL DISTRICT COURT in and for the PARISH OF ASCENSION, State of Louisiana, dated: Monday, June 9, 2025, in the above entitled and numbered cause, I shalI proceed to sell at public auction at Governmental Annex 828 South Irma Blvd Gonzales, LA 70737 of which the Civil District Court of the Parish of Ascension is held on WEDNESDAY, OCTOBER 29, 2025, at 10:00 AM, to the last and highest bidder for cash, the following described property, to wit:
A CERTAIN LOT OF GROUND SITUATED IN THE CITY OF DONALDSONVILLE, IN THE SQUARES OF SAID CITY BOUNDED BY MISSISSIPPI, ST. PATRICK, ST. VINCENT AND IBERVILLE STREETS, AND DESIGNATED AS LOT NO. THREE (3) ON A PLAN OF THE LANDS OF THE ROMAN CATHOLIC CHURCH OF THE PARISH OF ASCENSION, STATE OF LOUISIANA, MADE BY P.A. D'HERECOURT, DEPUTY SURVEYOUR OF THE CHIT OF NEW ORLEANS, AND PARAPHED "NE VARIETUR" BY G. A. CONDRAN, NOTARY PUBLIC, FOR IDENTIFICATION WITH AN ACT OF SALE TO HENRY PFORZHEIMER OF DATE JANUARY 18, 1892, AND WHICH PLAN IS DEPOSITED IN THE RECORDER'S OFFICE IN THIS PARISH FOR REFERENCE AND SAFEKEEPING. SAID LOT MEASURES SIXTY-FIVE (65) FEET, FIVE (5) INCHES ON MISSISSIPPI STREET, BOUNDED ON ONE SIDE BY LOT NO. TWO (2) AND MEASURING ON SAID BOUNDARY LINE ONE HUNDRED SIXTY-NINE (169) FEET IN IRREGULAR LINES, ON THE OTHER SIDE BY LOT NO. FOUR (4) AND MEASURING SAID LINE ONE HUNDRED SEVENTY (170) FEET, SIX (6) INCHES, AND IN THE REAR BY ST. PETERS ALLEY AND MEASURING THEREON ONE HUNDRED THIRTY (130) FEET, ALL AS PER MEASUREMENTS AS APPEAR ON THE PLAN THERETO MENTIONED AND REFERRED TO, TOGETHER WITH ALL THE BUILDINGS AND IMPROVEMENTS THEREON AND THEREUNTO BELONGING, AND ALL RIGHTS, WAYS AND PRIVILEGES THERETO APPERTAINING.
LESS AND EXCEPT THE FOLLOWING:
1.THAT PORTION OF LOT NO. THREE (3) SOLD BY MRS. L. P. VON HOFE TO DR. PAUL T. THIBODEAUX BY ACT DATED MARCH 1. 1952 AND RECORDED IN COB 46, FOLIO 585 OF ASCENSION PARISH.
2.THAT PORTION OF LOT THREE (3) SOLD BY PAULINE ROSE TO GUATAVE J. GUINCHARD, JR. BY ACT DATED MARCH 20, 1952 AND RECORDED IN COB 95. FOLIO 82 OF ASCENSION PARISH.
THE IMPROVEMENTS THEREON BEAR THE MUNICIPAL ADDRESS 616 MISSISSIPPI STREET, DONALDSONVILLE, LA 70346.
And from the proceeds of said sale to pay petitioner by preference over all other claims, the sum of: SIXTY THREE THOUSAND ONE HUNDRED THIRTY NINE DOLLARS AND FIFTY EIGHT CENTS ($63,139.58) DOLLARS, along with
interest and attorney's fees and all other costs including my own costs and charges.
