NOTICE OF PUBLIC HEARING
PRESENTATION OF A PRELIMINARY INVESTIGATION AND DETERMINATION AS TO WHETHER CERTAIN AREAS WITHIN THE TOWNSHIP OF WOODBRIDGE, IN THE COUNTY OF MIDDLESEX, STATE OF NEW JERSEY, MEET THE CRITERIA FOR DESIGNATION AS AN AREA IN NEED OF REDEVELOPMENT WITH NON-CONDEMNATION PURSUANT TO N.J.S.A. 40A:12A-1 et seq.
PLEASE TAKE NOTICE that the Planning Board of the Township of Woodbridge will hold a public hearing on Wednesday, October 8, 2025 at 6:00 p.m. at the Municipal Building, 1 Main Street, Woodbridge, New Jersey, 07095 to undertake a preliminary investigation to determine whether the area hereinafter described (the “Study Area”) is a redevelopment area according to the criteria set forth in N.J.S.A. 40A:12A-5. The Study Area comprises the following Blocks and Lots on the Tax Map of the Township of Woodbridge, in the County of Middlesex, State of New Jersey. The properties are located in the Avenel section of the Township.

Block: 880 Lot: 4 20 Production Way, Avenel
PLEASE TAKE FURTHER NOTICE that in the event that the Municipal Council of the Township of Woodbridge receives the Planning Board recommendation and determines that any or all of these properties qualify as a Redevelopment Area, such determination shall not authorize the Municipality to exercise the power of eminent domain to acquire any property within the Redevelopment Area; The area is being investigated as a Non-Condemnation Redevelopment Area.
PLEASE TAKE FURTHER NOTICE that you are privileged to be present at said public hearing to present any and all objections or support you may have and any other general comments relative to the Planning Board’s investigation as to whether the Study Area meets the statutory criteria for designation as an area in need of redevelopment, with Non-Condemnation. The resolution of the Township Council authorizing the Planning Board investigation, as well as a preliminary investigation, report and a map depicting the boundaries of the Study Area and the location of the various parcels of property included herein are on file with the Township Clerk and the Planning Board at the Municipal Building, 1 Main Street, Woodbridge, NJ 07095, and are available for inspection during normal business hours.
PLEASE TAKE FURTHER NOTICE that formal action may be taken, including without limitation, whether to recommend to the Township Council whether to designate the Study Area as an area in need of redevelopment, at the close of the meeting.
