By virtue and in execution of the Power of Sale contained in a certain Mortgage given by Ranjith Vemula to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Loandepot.com, LLC, its successors and assigns, dated February 28, 2023 and recorded in Worcester County Registry of Deeds in Book 68875, Page 373, of which mortgage the undersigned is the present holder by assignment from: Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Loandepot.com, LLC, its successors and assigns recorded November 15, 2024 in Book 71300 at page 380, the mortgage was assigned to SELENE FINANCE, LP recorded July 10, 2025 in Book 72239 at page 188, for breach of the conditions of said Mortgage and for the purpose of foreclosing same will be sold at Public Auction on October 10, 2025 at 1:00PM local time upon the premises 330 Sunderland Rd 14, Worcester, MA 01604, all and singular the premises described in said Mortgage, to wit:
A CERTAIN CONDOMINIUM UNIT LOCATED IN WORCESTER, WORCESTER COUNTY, MASSACHUSETTS, BEING UNIT 14, (THE UNIT) IN THE SUNDERLAND WOODS CONDOMINIUM, A CONDOMINIUM ESTABLISHED ACCORDING TO MASSACHUSETTS GENERAL LAWS, CHAPTER 183A, BY MASTER DEED DATED SEPTEMBER 18, 1986 AND RECORDED IN BOOK 9802, PAGE 160, WITH THE WORCESTER DISTRICT REGISTRY OF DEEDS (THE MASTER DEED). THE POSE OFFICE ADDRESS OF THE UNIT IS 14 SUNDERLAND ROAD, WORCESTER, MA 01604.
BEING THE SAME PREMISES CONVEYED TO JP&F PROPERTIES, LLC BU DEED OF MATTHEW T. FARREY, DATED DECEMBER 23, 2016 AND RECORDED JANUARY 20, 2017 WITH THE WORCESTER DISTRICT REGISTRY OF DEEDS IN BOOK 56638, PAGE 214.
BEING THE SAME PREMISES CONVEYED TO ME BY THE DEED DATED 2-28-23 AND RECORDED HEREWITH.
The premises are to be sold and conveyed "as is" subject to and with the benefit of all rights, rights of way, easements, restrictions, covenants, encroachments, building and zoning laws, liens, improvements, unpaid taxes, tax titles, water and sewer liens, municipal liens and assessments, and any other encumbrances of record which are in force and applicable having priority over said mortgage whether or not reference to such restrictions, easements, improvements, liens, encumbrances is made in the deed and will be subject to any rights of redemption for unpaid federal taxes, if any, as shall, notwithstanding this provision, constitute valid liens or encumbrances thereon after said sale, rights of tenants and parties in possession, and attorney's fees and costs if any, which take precedence over the said mortgage above described.
TERMS OF SALE: A deposit of FIVE THOUSAND DOLLARS AND 00 CENTS ($5,000.00) in the form of a certified check, bank treasurer's check or money order at the time and place of sale will be required to be Paid by the purchaser in the form of certified funds at the time and place of sale. The Deposit shall be forfeited to the mortgagee if the successful bidder does not comply strictly with the terms of the Memorandum of sale. The balance of the purchase price shall be paid within thirty (30) days from the sale date in the form of a certified funds to Albertelli Law, 5404 Cypress Center Dr., Ste 300, Tampa, FL 33609. A deed will be provided to the purchaser for recording upon receipt of the full purchase price. The Mortgagee reserves the right to bid at the sale, to reject any and all bids, to continue the sale and to amend the terms of the sale by written or oral announcement made before or during the foreclosure sale. The description of the premises contained in said mortgage shall control in the event of an error in this publication. By order of the present holder of said Mortgage which hereby gives notice of its intention to bid as said sale or at any adjournment or postponement thereof.
