BY VIRTUE of and to satisfy a WRIT OF SEIZURE AND SALE issued from the Honorable 9th Judicial District Court, and to me directed as Sheriff and Ex-Officio Auctioneer of Rapides Parish, Louisiana, directing and commanding me to seize and sell the property, rights and credits of the defendant, I have seized the following property and will offer for sale to the last and highest bidder at Public Auction on the second floor of the Court House in Alexandria, Louisiana, between the hours prescribed by law, on Wednesday the 22nd day of October, 2025 the following property to-wit:
That certain lot or parcel of ground together with all buildings and improvements thereon, with all rights, ways, privileges and servitudes thereto appertaining, containing 0.801 Acre, depicted as TRACT B on a Plat of Survey by Matthew E. Phillips, R.L.S., dated February 8, 2019, a copy of which is attached hereto and made a part hereof, said tract located in the northwest quarter of the southeast quarter of Section 17, Township 4 North, Range 1 East. Rapides Parish, Louisiana, being more particularly described as follows:
Commencing at the northeast corner of the northwest quarter of the southeast quarter of Section 17, said point being a found concrete post; thence S 89°53'18" W a distance of 409.88 feet to a found 1/2 inch iron rod; thence S 06°45'49" W a distance of 225.13 feet to a set 1/2" iron rod, said point being the POINT OF BEGINNING; thence S 06°45'49" W a distance of 38.89 feet to a found 1/2 inch iron rod: thence S 22° 58'49"W a distance of 150.00 feet to a found 1 iron pipe; thence N 74°11'42" W a distance of 159.63 feet to a found 1/2 inch iron rod; thence S 16°07'39" W a distance of 144.91 feet to a set 1/2 inch iron rod; thence N 74°16'04" W a distance of 20.00 feet to a found railroad spike; thence N 69°47'18" W a distance of 9.95 feet to a set 1/2 inch iron rod; thence N 16°07'39" E a distance of 144.15 feet to a found 1/2 iron rod; thence N 16°15'15" E a distance of
119.70 feet to a found 1/2 inch iron rod; thence N 87°14'56" E a distance of 212.28 feet back to the POINT OF BEGINNING; subject to restrictions, servitudes, rights-of-way and outstanding mineral rights of record affecting the property.
That certain manufactured home/mobile situated on the above described property, being a 2020 Souther Stockton, 80 x 28, Serial No. RUS077585ALAB, which said manufactured home/mobile home was immobilized pursuant to Act of Immobilization dated November 6, 2019 and filed for record as Instrument No. 1656898 of the records of Rapides Parish, Louisiana.
