NOTICE OF SALE
In accordance with the Judgment and Decree of Foreclosure by Judicial Sale entered on February 14, 2025, in the above captioned action brought to foreclose that certain mortgage given by Adam L. Huntley to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Union Bank, dated August 8, 2016, and recorded in Book 1336, at Page 42, of the City of South Burlington Land Records, of which mortgage the undersigned is the present holder by Assignment of Mortgage recorded in Book 1431, at Page 127, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on October 29, 2025 at 01:00 PM at 21 Hanover Street, South Burlington, VT 05403 all and singular the premises described in said mortgage,
To Wit:
Being all and the same lands and premises conveyed to Adam Huntley by Warranty Deed of Alexander J. Verret dated August 8, 2016 and recorded August 9, 2016 in Book 1336, at Page 41 of the City of South Burlington Land Records and further described therein.
Being all and the same lands and premises conveyed to Alexander J. Verret and Lauretta M. Verret (now deceased) by Warranty Deed of Leo H. Dumont and Robert H. Dumont, dated June 19, 1963 and recorded in the City of South Burlington Land Records in Volume 66, Page 97.
Lauretta Alma Morin Verret died on May 2, 2016.
Lot No. 6 as laid down on a Plan of North Star Development, said lot being located on the southerly side of Hanover Street. Said lot has a frontage of 80.52 feet; a southerly sideline of 80.14 feet; an easterly sideline of 108.56 feet and a westerly sideline of 105.05 feet, and is laid down on a Plan of record in Vol. 49, page 32 of the land records of said Town of South Burlington.
This a portion of the property conveyed to the within grantors by warranty deed of Mary Dumont, dated Oct. 17, 1958, of record in Vol. 50, page 54 of the land records of said Town of South Burlington.
The within described property is subject to certain protective covenants dated Nov. 13, 1958, of record in Vol. 48, pages 80 and 81 of said Land Records.
Reference is hereby made to the above-mentioned instruments, the records thereof and to the references therein contained, all in further aid of this description.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
The public sale may be adjourned one or more times for a total time not exceeding 30 days, without further court order, and without publication or service of a new notice of sale, by announcement of the new sale date to those present at each adjournment or by posting notice of the adjournment in a conspicuous place at the location of the sale.
Terms of Sale: $10,000.00 to be paid in cash or by certified check by the purchaser at the time of sale, with the balance due at closing. The sale is subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens, if any, which take precedence over the said mortgage above described.
The Mortgagor is entitled to redeem the premises at any time prior to the sale by paying the full amount due under the mortgage, including the costs and expenses of the sale.
