NOTICE OF HEARING
CITY OF LONG BRANCH, NEW JERSEY
ZONING BOARD OF ADJUSTMENT PUBLIC NOTICE
In compliance with the Zoning Ordinance of the City of Long Branch and the Municipal Land Use Law of the State of New Jersey, NOTICE is hereby served to the effect that PATRICIA BROWN,, Applicant/Owner, has made application to the Zoning Board of the City of Long Branch regarding property known as BLOCK 249, LOT 4, as shown on the official tax map of the City of Long Branch, and more commonly known as 44 BRANCHPORT AVENUE, LONG BRANCH, NEW JERSEY, for bulk and use variance approval. The application is scheduled for public hearing on October 6, 2025.
The applicant is requesting the following variances from the City of Long Branch zoning ordinances:
1. Building use.
2. Parking area.
3. Non-conforming use.
4. Yard setbacks.
No changes to the current locations of the trash enclosure or parking area are being requested and all structures currently on the property shall remain. The lot is located within the R-4 residential zone.
The Applicant is specifically requesting the following variances and waivers from the City of Long Branch zoning ordinances:
1. Building use. 345-23A(1).
2. Parking area ((within 10 feet of the property line – this part from Grimado's notice)). 345-42A(4).
3. Number of dwelling units. 345-105.
4. Lot area. 345-49A.
5. Minimum lot frontage. 345-49A.
6. Front yard setback. 345-105.
7. Side yard setback. 345-105.
8. Minimum off-street parking. 345-42D(1)(a)(2).
9. Accessory building side yard setback. 345-105.
The Applicant also requests such other variances, design and submission, waivers, exceptions, and approvals as may be determined to be necessary by the Zoning Board and will amend its application on the record at the hearing.
This application is now on the calendar for the Long Branch Zoning Board and a public in-person meeting has been set for OCTOBER 6, 2025, at 7:00 p.m. The meeting will be held in the City Council Chambers, 2nd Floor, Long Branch City Hall, 344 Broadway, Long Branch, New Jersey, and interested parties are permitted to attend and participate. Formal action may be taken at this meeting.
Application materials will be on file and available for viewing to all interested parties no less than ten (10) days in advance of the meeting on October 6, 2025, at the Planning & Zoning Office located at the rear of the Long Branch Municipal Complex between the hours of 9:00 a.m. and 3:00 p.m., Monday through Friday. It is recommended that interested parties submit exhibit materials to the Zoning Board Secretary no later than forty-eight (48) hours in advance of the hearing date and time.
