NOTICE OF PUBLIC SALE OF COLLATERAL      PLEASE TAKE NOTICE, that in accordance with applicable provisions of the Uniform Commercial Code as enacted in the State of New York, N.Y.R.F.P. LLC, a New York limited liability company (“Secured Party”), will offer for sale at public auction, pursuant to applicable provisions of that certain Pledge Agreement, dated as of October 24, 2022, made by and among Sarit Abikzer, an individual residing 435 West 31st Street PH3, New York, NY 10001 (“Pledgor”), and Secured Party, all membership and other equity interests in and to (a) 100% of the limited liability company membership interests in 29 Dolson House LLC, a New York Limited Liability Company and (b) all related rights and property owned by Pledgor relating to such limited liability company interests (all of the foregoing, collectively, the “Collateral”), which entity, directly or indirectly owns, leases, and/or operates the real property located at 29 Dolson Road, Monsey, NY and designated on the tax maps of the County of Rockland as Section 56.06, Block 3, Lot 57. The public auction will be held in person and virtually via Zoom Remote Meeting on October 17th, 2025 at 9:00 a.m. ET. Secured Party reserves the right to cancel the sale in its entirety or to adjourn the sale to a future date.   The Collateral and pledged membership interests and/or securities have not been and will not be registered under the Securities Act of 1933 (the “Act”) and are being offered for sale in a transaction exempt from the Act’s requirements. All potential bidders will be required to comply with all federal and state securities laws in effect with respect to the submission of bids and actual purchases of the Collateral. The Secured Party reserves the right to require bidders to represent that the Collateral is being purchased with investment intent for the bidder's own account and not with a view toward resale or distribution and will not be resold except pursuant to a valid registration statement under the Act or pursuant to an applicable exemption.
