On October 7, 2025, at 7:00 p.m. at the Fairview Township Municipal Building, 7471 McCray Road, Fairview, PA 16415, the Fairview Township Zoning Hearing Board will hold a public hearing at the request of Pivot Energy PAL080, LLC, the Applicant, on behalf of Ralph and Cynthia Heidler, the property owners, of I-1 zoned property located at 7985 West Ridge Road, Fairview, PA 16415 (the “Property”). Applicants are proposing to develop a 20 acre solar farm on the Property. Applicants are seeking an interpretation regarding the proper classification of solar energy systems (“SES”) in Fairview Township. Applicants are requesting that the Board classify SES as “utilities” in accordance with Section 706(A)(7) of the Township’s Zoning Ordinance. Utilities are a permitted use in the I-1 district. In the alternative, Applicants are requesting that the Board classify SES as a “use not specifically regulated” in accordance with Section 201(2) of the Township’s Zoning Ordinance; and grant Applicants a special exception to allow them to develop the proposed solar farm on their property. The meeting is open to the public and anyone interested in offering testimony to the Board is strongly encouraged to attend.
