NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Colleen A. O'Halloran to Mortgage Electronic Registration Systems, Inc., as nominee for Taylor, Bean & Whitaker Mortgage Corp., dated November 5, 2007 and recorded in the Middlesex County (Southern District) Registry of Deeds in Book 50318, Page 334, of which mortgage the undersigned is the present holder, by assignment from:

for breach of the conditions of said mortgage and for the purpose of foreclosing, the same will be sold at Public Auction at 1:00 PM on October 22, 2025, on the mortgaged premises located at 2 Leland Drive, Unit 2, Building A, Leland Farms Leasehold Condominium, Sherborn, Middlesex County, Massachusetts, all and singular the premises described in said mortgage,
TO WIT:
The unit ("Unit") known as Unit No. 2
in the building ("Building") known as Building A
being a Unit of Leland Farms Leasehold Condominium ("Condominium"), Village Way, Sherborn, Massachusetts established by the Grantor pursuant to Massachusetts General Laws, Chapter 183A by Master Deed dated February 17, 2000 recorded with Middlesex County (Southern District) Registry of Deeds on February 29, 2000, instrument number 691 ("Master Deed"), which Unit is shown on the floor plans ("Plans") of the Building recorded simultaneously with the Master Deed, and which Unit is also shown on the copy of a portion of the Plans attached hereto and made a part hereof, to which is affixed the verified statement of a registered architect in the form required by Section 9 of Chapter 183A.
The Unit is conveyed together with:
1. An undivided 4.9% interest in the common-areas and facilities ("Common Areas and Facilities") of the Condominium described in the Master Deed, attributable to the Unit.
2. The exclusive right to use parking space B as appurtenant to the Unit as described in Exhibit B to the Master Deed and as shown on the Plans recorded therewith, subject to the provisions of Paragraph 5(c)(viii) of the Master Deed.
3. The exclusive right to use any deck, porch or balcony extending from the exterior walls of the Unit as shown on the Plans together with any other areas designated as "Exclusive Use" on the Plans and subject to the rights of the Trustees of Leland Farms Leasehold Condominium Trust (the "Trustees") and obligations of the Grantee as to repairs and maintenance as set forth in the Master Deed.
4. An easement for the continuance of all encroachments by the Unit on any adjoining units or Common Areas and Facilities existing as a result of construction of the Building, or which may come into existence hereafter as a result of settling or shifting of the Building, or as a result of repair or restoration of the Building or of the Unit or of the Common Areas and Facilities after damage or destruction by fire or other casualty, or after a taking in condemnation or eminent domain proceedings, or by reason of an alteration or repair to the Common Areas and Facilities made by or with the consent of the Trustees.
5. An easement in common with the owners of other units to use any pipes, wires, ducts, flues, cables, conduits, public utility lines, and other Common Areas and Facilities located in any of the other units or elsewhere in the condominium and serving the Unit.
6. The right to pass and repass on foot and by vehicle in common with others now and in the future entitled thereto over the full width and length of a private way known as Village Way including the land lying between Village Way and the Condominium all as shown and described on a plan referred to in Exhibit A of the Master Deed.
7. Rights and easements in common with other Unit Owners as described in the Master Deed.

These premises will be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
TERMS OF SALE:
A deposit of Ten Thousand ($10,000.00) Dollars by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at Harmon Law Offices, P.C., 150 California St., Newton, Massachusetts 02458, or by mail to P.O. Box 610389, Newton Highlands, Massachusetts 02461-0389, within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. The description of the premises contained in said mortgage shall control in the event of an error in this publication.
