THE CROSSROADS HOMEOWNERS ASSOCIATION, an Arizona non-profit corporation, Plaintiff(s),
vs.
NOEMI CORRALES, an unmarried woman; SECRETARY OF HOUSING AND URBAN DEVELOPMENT, a federal government agency, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 18th day of July, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 29th day of April, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, Noemi Corrales, as follows:
For the principal amount of $5,209.18 plus accruing assessments of $64.00 monthly or such greater amount as The Crossroads may assess in the future as a Common Expense Lien on the Property, together with interest thereon at the rate of 15% per annum from the date the judgment until paid in full; For the principal amount of $7,153.46 plus accruing assessments of $64.00 monthly or such greater amount as The Crossroads may assess in the future as Member Expenses against Defendant Noemi Corrales personally pursuant to the Declaration, together with interest thereon at the rate of 15% per annum from the date of the judgment until paid in full; For The Crossroads Homeowners Association’s reasonable attorneys’ fees in the amount of $3,566.00 and court costs in the amount of $1,002.57, together with interest thereon at the rate of 8.5% per annum from the date of judgment until paid in full against Defendant Noemi Corrales; For pre-judgment interest on the principal amount at the rate of 15% in the amount of $781.38; For pre-judgment interest on the principal amount at the rate of 15% in the amount of $1,073.02; For The Crossroads Homeowners Association’s reasonable attorneys’ fees, costs and expenses incurred in executing upon the Judgment including, but not limited to, all attorneys’ fees, costs and expenses incurred in scheduling and conducting the sale and, if necessary, obtaining possession of the Real Property, recording any subsequent deed, and costs to repair and sell the Real Property, upon application to the Court, in satisfaction of all amounts due to The Crossroads Homeowners Association presently in the amount of $11,065.10. This amount was reached by adding the Judgment, which totals $10,559.13, post-judgment assessments of $256.00, and post-Judgment interest of $249.97 to July 16, 2025, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Lot 141, of THE CORSSROADS, according to plat of record in the office of the County Recorder of Maricopa County, Arizona, recorded in Book 480 of Maps, Page 2.
AKA: 2867 East Erie Court, Gilbert, Arizona 85295.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 16th day of October, 2025, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
