NOTICE
BRISTOL TOWNSHIP ZONING HEARING BOARD
Notice is hereby given that the Bristol Township Zoning Board will hold their regular meeting on Monday evening, October 13, 2025, at 7:00 pm at the Bristol Township Municipal Building, 2501 Bath Road, Bristol PA 19007, to consider the following:
1. Halil Demirel, 56 Kindle Ln, Levittown (Tax Parcel #05-076-003) is requesting a variance from Chapter 205-29.D. (impervious surface) to allow expanding driveway at the above noted location in an R-3 Residential zoned district.
2. Clark & Sandra Morges, 20 South Ln, Levittown (Tax Parcel #05-072-190) are requesting a variance from Chapter 205-26.E.(1) (front yard setback) to allow an addition to existing home at the above noted location in an R-2 Residential zoned district.
3. Community Options, Inc., 950 Pennsylvania Blvd, Feasterville-Trevose is requesting an appeal of the zoning officer’s determination that the use of the property is consistent with that of a single-family detached dwelling and a variance from Chapter 205-16.A.(10)(f)[3] (minimum distance) to allow a group home at 9 Vulcan Rd, Levittown (Tax Parcel #05-041-196) to be located within three hundred feet of another group/recovery home in an R-3 Residential zoned district.
4. David Nevrotski, 619 Delaware Ave, Croydon (Tax Parcel #05-011-361) is requesting variances from Chapter 205-29.D. (impervious surface) to allow expanding driveway and Chapter 205-134.A.(1) (height) to allow side yard fence to be 8-ft at the above noted location in an R-3 Residential zoned district.
5. 65 Holdings LLC, 576 Nottingham Dr, Yardley is requesting a variance from Chapter 205-16.A.(10)(f)[3] (minimum distance) to allow a group home at 726 Old Orchard Ln, Bristol (Tax Parcel #05-059-277) to be located within three hundred feet of another group/recovery home in an R-2 Residential zoned district.
6. John Beck, 322 Thornridge Dr, Levittown is requesting a variance from Chapter 205-37.D. (impervious surface) applicant was previously approved with a typographical error relating to impervious surface. The Plan is identical to what was approved other than the correct notation requesting 99.1% impervious surface on one of the parcels due to lot line change on the property located at 0 Bristol Pk, Levittown (Tax Parcels #05-075-257, #05-075-257-001 & #05-075-257-003) in a C-Commercial zoned district.
7. Potential, Inc, 3800 Horizon Blvd, Suite 204, Trevose is requesting a variance from Chapter 205-60 (permitted uses) to allow for a non-profit early childhood program for pre-K children and a licensed school for lower elementary-aged children affected by autism at the property located on 310 George Patterson Blvd, Bristol (Tax Parcel #05-062-001-0C7) in an M-2 Heavy Manufacturing zoned district.
8. Eight (810) Bristol Pk Associates, LP, 1158 N. York Rd, Warminster is requesting a variance from Chapter 205-37.D. (impervious surface) to allow an increase in allowable impervious surface coverage of 93.7% compared to the previously approved 86% for revisions of larger overall outdoor patio/seating area coverage and a modified layout of the trash enclosure on the property located at 810-812 Bristol Pk, Croydon (Tax Parcel #05-008-147) in a C-Commercial zoned district.
