PLEASE TAKE NOTICE that on October 8, 2025 at 7:30 p.m. at the building, 58 Myersville Road, Chatham, New Jersey, the Zoning Board of Adjustment will hold a public hearing in person to consider the application of Mr. Damir Valjevac for property located at 131 Candace Lane, Chatham, New Jersey, also known as Block: 38 Lot: 11 on the Tax Map of the Township of Chatham (the "Property") for bulk variance approval, as described below, as related to the construction of structural retaining walls on the Property. The applicant seeks the following approval (s) and/or relief from the requirements of the Zoning Ordinance. The Property is approximately 0.46 acres and is located in the R-3 residential district.
The Property currently contains an existing single-family house, deck and paved driveway. No known wetlands or transition areas exist on the Property or within 150 feet of any proposed disturbance.
The Applicants are proposing to construct structural retaining walls, a small driveway expansion, and rear walkways. Because the retaining wall is proposed in a steep slope area of greater than 25% it requires variance relief. Because of the proximity of the proposed structural retaining wall to the existing dwelling and deck it requires variance relief.
The Applicants are requesting a variance from the Chatham Township Land Use Ordinance to permit the disturbance of 5,012 square feet of slopes of greater than 25%, where 500 square feet is permitted. The Applicants are requesting a variance from the Chatham Township Land Use Ordinance to permit the construction of a structural retaining wall with minimum setback distance to dwelling structure of 0', where 20' is required. The Applicants are requesting a variance from the Chatham Township Land Use Ordinance to permit the location of structural retaining wall to be 2.5' from above ground structure, where 15' is required.
The applicants will also seek such other variances, waivers, exceptions and/or relief that may be required upon a review of the plans, testimony and other materials at the public hearing.

The application, plans and meeting documents are available at the Chatham Township Land Use office and may be inspected during the business hours of 9:00 a.m. to 2:00 p.m. Monday through Thursday and Friday 8:00 a.m. – 1:00 p.m. at the Municipal Building located at 58 Myersville Road, Chatham, New Jersey and by contacting Board manager Kali Tsimboukis at ktsimboukis@chathamtownship.org.
The public hearing may be continued without further notice on such additional or other dates as the Board may determine.
