60 Columbian Street: Special Permit
Notice is given by the Planning Board under the provisions of MGL Chapter 40A Sections 9 and 11 and the Braintree Zoning Ordinance Chapter 135 Articles V, VI, XI and XII that a Public Hearing will be conducted on Tuesday October 14, 2025 at 7:15 P.M. in Braintree Town Hall. The Planning Board will consider an Application for Special Permit (135-1201: Grading Permit) and a modification to Site Plan Approval decision 94-14 filed by Banner Park Campus LLC, Applicant. The Applicant is seeking to reconstruct and expand the existing parking lot, including new grading, stormwater infrastructure, and pedestrian and accessibility improvements. The existing parking lot will be expanded to the east and north of the existing commercial structure and will result in an additional 26,500 +/- sf of new impervious area. The northerly edge of the parking lot and a slope along the west side of the commercial structure will be regraded and a retaining wall, that is less than 4 feet in height, will be constructed along the westerly parking area.
The property is located at 60 Columbian Street, Zoned Highway Business District, as shown on Assessors Map 1112 0 Plot 22F. The total lot size is 30.3 acres.
