BY VIRTUE of and to satisfy a WRIT OF SEIZURE AND SALE issued from the Honorable 9th Judicial District Court, and to me directed as Sheriff and Ex-Officio Auctioneer of Rapides Parish, Louisiana, directing and commanding me to seize and sell the property, rights and credits of the defendant, I have seized the following property and will offer for sale to the last and highest bidder at Public Auction on the second floor of the Court House in Alexandria, Louisiana, between the hours prescribed by law, on Wednesday the 29th day of October, 2025 the following property to-wit:
Certain pieces, parcels or lots of ground, together with all rights, ways and privileges thereunto belonging, being, lying and situated in the Southeast Quarter (SE1/4) of the Southeast Quarter (SE1/4) of Section Forty (40), Township Five North, Range Three East (T5NR3E), Rapides Parish, Louisiana, and being more particularly described as follows:
(1) 6.00 acres, being part of the Drucilla J. Deville lot of the V.N. Denville Partition, being more particularly described in Conveyance Book 650, Page 109 of the records of Rapides Parish, Louisiana and shown on Certificate of Survey by Daniel D. Sandefur, dated April 11, 1970, a copy of which is recorded in Mortgage Book 654, Page 282 of the records of Rapides Parish, Louisiana.
(2) Start at a point being the Northeast corner of that tract marked "Emily J. Kilpatrick" on plat of survey by Jessie P. Lachney, dated November 1, 1982, a copy of which is recorded in Conveyance Book 1075, Page 307 of the records of Rapides Parish, Louisiana. From this point of beginning run south 89 degrees 07 minutes east 88.26 feet to the Earl V. Deville tract, thence run south 0 degrees 05 minutes west the distance of 2631.4 feet, thence run north 89 degrees 07 minutes west 88.26 feet, thence run north 0 degrees 05 minutes East 2631.4 feet back to the point of beginning.
(3) 1.0 acre, being part of the Drucilla J. Deville lot of the V.N. Deville Partition, being more particularly shown on Certificate of Survey by Daniel D. Sandefur, dated April 13, 1956, a copy of which is attached to Conveyance Book 500, Page 329 (Original No. 406,608) of the records of Rapides Parish, Louisiana; subject to restrictions, servitudes, rights-of-way and outstanding mineral rights of record affecting the property.
Less and except: 5.60 acres sold to Earl V. Deville on September 27, 1983 in Conveyance Book 1101, Page 267 of the records of Rapides Parish, Louisiana.
Less and except: 3.81 acres sold to Joseph Bradley Kilpatrick on April 29, 1992 in Conveyance Book 1384, Page 130 of the records of Rapides Parish, Louisiana.
Terms of Sale: FOR CASH "WITH" APPRAISEMENT
NOTE: ALL SALES MUST BE PAID IN FULL TO RPSO BY 2:00 PM ON DAY OF SALE. ALL FUNDS MUST BE PAID WITH A CASHIER'S CHECK, CERTIFIED CHECK, OR BANK MONEY ORDER. ANYONE INTERESTED IN BIDDING MUST SUBMIT AN IRREVOCABLE BANK LETTER OF CREDIT TO THE RPSO CIVIL DIVISION PRIOR TO THE SALE.
