WELLS FARGO BANK, N.A., is the Plaintiff, and JAMES RUPERTO, ET ALS., are Defendants, writ of execution for the sale of mortgaged premises dated 08/07/2025.
By virtue of the above stated Writ, to me directed and delivered, I will expose to sale at public vendue on WEDNESDAY, the 29TH DAY of OCTOBER A.D. 2025, at the hour of one thirty o' clock by the then prevailing (Standard or Daylight Saving) time, in the afternoon of the said day, at the Heldrich Hotel, 10 Livingston Ave, New Brunswick, N.J. 08901.
The property to be sold is located in the TOWNSHIP OF NORTH BRUNSWICK, County of Middlesex and State of New Jersey

The approximate upset sum is $130,917.32 calculated through August 19, 2025 plus any additional advance, interest, Sheriff's cost and commission to the date of sale.
Being the same premises conveyed to Phillip Ruperto and Miriam Ruperto, by Deed from Stephen L. Firsing and Sarh I. Firsing, dated July 8, 1959, recorded on July 10, 1959 in the Middlesex County Clerk's/Register's Office in Deed Book 2106, Page 446.
The sale is subject to unpaid taxes and assessments, tax, water and sewer liens and other municipal assessments. The amount due can be obtained from the local taxing authority. Pursuant to NJSA 46:8B-21 the sale may also be subject to the limited lien priority of any condominium/homeowner association liens which may exist. The sale may be futher subject to Restrictions, reversions, reservations, and easements of record. The occupancy status of the subject property is unknown.
SURPLUS MONEY: If after the sale and satisfaction of the mortgage debt, including costs and expenses, there remains any surplus money, the money will be deposited into the Superior Court Trust Fund and any person claiming the surplus, or any part thereof, may file a motion pursuant to Court Rules 4:64-3 and 4:57-2 stating the nature and extent of that person's claim and asking for an order directing payment of the surplus money. The Sheriff or other person conducting the sale will have information regarding the surplus, if any.
The approximate amount of the upset to be satisfied by said sale is the sum of ONE HUNDRED NINETEEN THOUSAND NINE HUNDRED THIRTY ONE DOLLARS AND NINETY THREE CENTS ($119,931.93) dollars more or less, plus interest together with the costs of this sale. THE UPSET AMOUNT MAY BE SUBJECT TO FURTHER ORDERS OF ADDITIONAL SUMS.
The subscriber reserves the right to adjourn said sale from time to time subject only to such limitations or restrictions upon the exercise of such power as may be specially provided by law or rules of the Court. Sold subject to conditions of sale.
Successful bidder must pay 20% of bid in cash (up to $1,000.00), certified check or official bank check at close of sale and the balance in two weeks.
