NOTICE OF SUBSTITUTE TRUSTEE’S SALE
STATE OF MISSISSIPPI
COUNTY OF 1ST DISTRICT HINDS
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated July 20, 2022, executed by LRP GROUP LLC conveying certain real property therein described to PAIGE L. PURVIS, PA, as Trustee, for COVENTUS LLC, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of 1st District Hinds County, Mississippi filed and recorded August 10, 2022, in Deed Book 7282, Page 9536; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to CONVENTUS, LLC; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on October 28, 2025 within the lawful hours of sale between 11:00AM and 4:00PM at the main north front door of Hinds County Courthouse proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in 1st District Hinds County, Mississippi, to wit:

LOT 1, BLOCK 20, COLLEGE PARK ADDITION, PART TWO, A SUBDIVISION ACCORDING TO A MAP OR PLAT THEREOF WHICH IS ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HINDS COUNTY, AT JACKSON, MISSISSIPPI, IN PLAT BOOK 4 AT PAGE 37, REFERENCE TO WHICH MAP OR PLAT IS HEREBY MADE IN AID OF AND AS A PART OF THIS DESCRIPTION.

LOT 5, BLOCK E, JACKSON COLLEGE ADDITION, A SUBDIVISION ACCORDING TO A MAP OR PLAT THEREOF WHICH IS ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HINDS COUNTY, AT JACKSON, MISSISSIPPI, IN PLAT BOOK 2 AT PAGE 16, REFERENCE TO WHICH MAP OR PLAT IS HEREBY MADE IN AID OF AND AS A PART OF THIS DESCRIPTION.
1850 HARRISON AVENUE, JACKSON, MS 39204:
LOT 255, WASHINGTON ADDITION, A SUBDIVISION ACCORDING TO A MAP OR PLAT THEREOF WHICH IS ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HINDS COUNTY, AT JACKSON, MISSISSIPPI, IN PLAT BOOK 1 AT PAGE 6, REFERENCE TO WHICH IS HEREBY MADE IN AID OF AND AS A PART OF THIS DESCRIPTION, LESS AND EXCEPT A TRIANGULAR STRIP OF LAND OFF OF THE SOUTHWEST CORNER OF SAID LOT CONVEYED TO THE CITY OF JACKSON AS AN EASEMENT ON SEPTEMBER 19, 1955, BY DEED RECORDED IN BOOK 930 AT PAGE 176 IN THE OFFICE OF THE AFORESAID CHANCERY CLERK.
