Because of default in the payment of the indebtedness, secured by a Security Deed executed by Tribe Homes, LLC to Low Tide Private lending, LLC dated March 13, 2025 and recorded in Deed Book 3614, Pages 682-690; as assigned to Susser Bank and subsequently re-assigned to Low Tide Private Lending, LLC, Chatham County, Georgia records, the undersigned, Low Tide Private Lending, LLC, pursuant to said deed and the property secured thereby, has declared the entire amount of said indebtedness due and payable and pursuant to the power of sale contained in said deed, will on the first Tuesday in November, 2025, to-wit November 4, 2025, during the legal hours of sale, at the Courthouse door in Chatham County, sell as public outcry to the highest bidder for cash, the property described in said deed to-wit:
ALL THAT CERTAIN LOT, TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN THE STATE OF GEORGIA, COUNTY OF CHATHAM, AND BEING KNOWN AND DESIGNATED AS LOT NUMBER SIXTEEN (16) UPON A MAP OR PLAN OF SHEFTALL ON THE MARSH, PREPARED BY BERT B. BARRETT, JR., GEORGIA REGISTERED SURVEYOR #1239, DATED SEPTEMBER 4, 1985 AND RECORDED IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF CHATHAM COUNTY, GEORGIA, IN SUBDIVISION MAP BOOK 6-S FOLIO 68. REFERNECE IS HEREBY MADE TO SAID MAP OR PLAN FOR THE BETTER DETERMINING THE MEETS, BOUNDS AND DIMENSIONS OF THE PROPERTY HEREIN CONVEYED. CONTAINING IMPROVEMENTS THEREON KNOWN AS 126 SHEFTALL CIRCLE NORTH, SAVANNAH, GEORGIA 31410.
SUBJECT, HOWEVER, TO ALL VALID EASEMENTS, RESTRICTIONS, AND RIGHTS-OF-WAY OF RECORD.
The sale will be held subject to any unpaid taxes, assessments, rights of way, easements, protective covenants or restrictions, liens and other superior matters of record which may affect said property.
The sale will be conducted subject to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and to final confirmation and audit of the status of the loan with the holder of the security deed.
Notice has been given of intention to collect attorney's fees in accordance with the terms of the note secured by said deed.
Said property will be sold as the property of Tribe Homes, LLC and the proceeds of said sale will be applied to the payment of said indebtedness, the expense of said sale, all as provided in said deed and the undersigned will execute a deed to the purchaser as provided in the aforementioned security deed.
