PLEASE TAKE NOTICE that on October 29, 2025 at 7:00 p.m. the Zoning Board of Adjustment of the Township of Jackson Township will hold a hearing on the application of Ersy Noe Guevara Villalobos. The hearing will be held at the Municipal Complex, 95 W. Veterans Highway, Jackson, New Jersey. The premises which are the subject of this application are located on 747 Toms River Road, Jackson, New Jersey. Said premises are also known as Block 18701, Lot 46, Jackson, New Jersey.
The applicant is seeking Use Variance approval under NJSA 40:55D-70-(d)(1) to construct a 720 s.f. commercial building to be used for rental of dumpsters and junk removal. The property is in the PV Pineland Village zone and the proposed use is not permitted. The application is bifurcated and only the use and bulk variances are being considered by the Board. If the use variance is granted, the applicant will file a site plan application and a separate hearing will take place on notice to the public.
The applicant also intends to request at the hearing such bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
A copy of this application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and Zoning, Municipal Complex, 95 W. Veterans Highway, Jackson, New Jersey and are available for public inspection during normal business hours. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
